Lucignano, one of the most characteristic village in the Valdichiana, with shops and services of all kinds, is easily reached on foot. The walk to the imposing elliptical walls of the small town is one of the things that our customers always tell us with enthusiasm. The olive trees, the small road on the hill that goes up and once in the village the characteristic cafés among the paved alleys, where you can always taste an ice cream or a glass of good Tuscan wine.
Casa Felice is the ideal place for families and groups of friends. In the large garden shaded by a huge centuries-old oak and olive trees there are the swimming pool (size 9x4 m. - depth 1,50 m. - open from 01st May to 30th September) the barbecue, tables, chairs and umbrellas. Here you will really escape from everyday life, to spend an uninterrupted time with family or friends. Your small four-legged friends are also welcome (extra charge could be required).
Casa Felice offers all the necessary features for a relaxing holiday tanks to the nice furniture and the many amenities inside the house. On the ground floor there is a rustic and cozy kitchen, with old pots and pans hanging on the wall, which contributes to make the rustic atmosphere of the villa even more authentic. The little house is located not far from the mountain pass that joins the two valleys of Casentino and Valtiberina and will allow you easy day trips in both valleys, in search of monasteries and castles and small, ancient villages carved in stone and unknown to most people. The splendid view that you will see every morning from your windows overlooks the surrounding luxuriant woods, thickets of ancient chestnut and oak trees, where wildlife still reigns supreme. All this makes the place extremely peaceful and almost enchanted.
The house is reached by a small unpaved road (approx. 2 km), which we do not recommend taking with sports cars. About 8 km away is Subbiano, an industrious village with supermarkets, restaurants and shops of all kinds, whose origins can be traced back to Roman times. In the small village of Falciano, just 3 km away, there is a typical Tuscan restaurant where you can enjoy pasta, meat and traditional dishes that we are sure you will not easily forget.
18 km away is the ancient city of Arezzo, to which we recommend you dedicate at least one day, strolling through its paved alleys and beautiful squares.
The little house that you will rent is the result of a recent restoration, built with ancient local stone but above all a depository of very distant origins, it was in fact once used by shepherds who stopped there during the transhumance.

Buitenruimtes
De buitenruimtes van Il Romitoio zijn ronduit buitengewoon en strekken zich uit over meerdere terrasniveaus die sierlijk afdalen in harmonie met de natuurlijke morfologie van de heuvel. Ongeveer een hectare omheind parkland, omsloten door gaashekken en hagen die 1,80 meter hoog reiken, omringt de accommodatie en biedt volledige privacy. De tuin is bezaaid met geurige struiken van rozemarijn, jasmijn, aloë en rozen, evenals olijfbomen, allemaal verdeeld tussen de gebouwen en de verschillende buitenruimtes. Het is vermeldenswaard dat de foto's van de accommodatie in het voorjaar zijn gemaakt, dus de bloei en de kleur van het gazon kunnen afwijken op het moment van uw aankomst.
Het middelpunt van de buitenervaring is het panoramische overloopzwembad, gelegen op slechts één meter van de hoofdingang van het huis. Een groot houten prieel met eettafel biedt de perfecte setting voor maaltijden in de buitenlucht, terwijl een speciale barbecueruimte compleet met houtoven een ideale plek biedt voor buitenkoken en entertainment. De tuin strekt zich uit over verschillende terrassen die met elkaar verbonden zijn door trappen, en de automatische toegangspoort leidt naar 2 grote parkeerplaatsen binnen het landgoed.

Het hoofdgebouw beslaat 2 verdiepingen en volgt de terrasvormige morfologie van de tuin, waardoor ook directe buitentoegang mogelijk is vanuit de slaapkamers op de bovenverdieping. Op de begane grond omvat een open woonruimte een zitkamer met satelliet-tv en open haard, een eettafel en een ingebouwde keuken. Een tweepersoonsslaapkamer en een badkamer met douche completeren de begane grond; deze badkamer kan ensuite worden gemaakt door middel van een dubbele deur die deze scheidt van de woonruimte. Il Romitoio verwelkomt huisdieren, en gasten die met dieren reizen dienen er rekening mee te houden dat een verplichte extra schoonmaakvergoeding van toepassing is per dier per verblijfsweek. Maximaal 2 honden worden geaccepteerd, onder voorbehoud van de toepasselijke voorwaarden.
De accommodatie is volledig omheind met gaas en hagen van 1,80 meter hoog, en de toegang tot het landgoed wordt gecontroleerd via een automatische toegangspoort, wat privacy en veiligheid tijdens uw verblijf garandeert. 2 grote parkeerplaatsen zijn beschikbaar op het terrein zonder extra kosten.
Het zwembad is beschikbaar vanaf de eerste zaterdag in april tot de eerste zaterdag in oktober. Verwarming van het zwembad, tot een maximumtemperatuur van 22°, is op verzoek beschikbaar wanneer de buitentemperatuur hoger is dan 12°, onder voorbehoud van de voorwaarden en opzegtermijn zoals gespecificeerd door het accommodatiebeheer.

The railway station, which is 500 metres from the property, is also within easy reach and makes the house particularly suitable for all types of travel should you wish to visit Tuscany and Central Italy without taking a car.
The farm mainly produces cereals, but around the house you can also enjoy the view of vineyards, olive groves and fruit trees. The owners will be happy to let you taste and buy their pure Sangiovese wine, extra virgin olive oil and other products of the farm, proudly handed down from father to daughter.
The house is surrounded by a large, well-kept garden, shaded and filled with flowers and plants. In the relaxation area, furnished with table and chairs, you can comfortably enjoy your meals in the open air. At the back of the house, in a sunny position, there is a swimming pool measuring 4.5x9m, 1.50m deep and completely fenced ( open from 15 May to 30 September) for the safety of your children.

From the railway station in Castiglion Fiorentino it will be easy to travel by train for day trips to Florence, Rome and other interesting cities in central Italy.
We advise you to immerse yourself in the life of the small village, its shops, bars and restaurants; you will get a glimpse of country life that still harks back to ancient traditions and customs.

Galleria di Brolio is an old stone farmhouse whose origins date back to 1800, located between two of the most important towns of the Valdichiana, Castiglion Fiorentino and Foiano, and which is now part of the owners' farm. You will find the farmhouse just a few kilometres from the two towns and in both, as well as various monuments and sites of artistic interest that are definitely worth a visit, you will have shops, restaurants and all kinds of services. The small historic centres of the villages will be a pleasant destination for your aperitifs or dinners at the restaurant.
The farmhouse takes its name from the Galleria di Brolio, a conduit that is still in operation today and is located on the edge of the olive grove. The conduit is part of the canal built between 1932 and 1940 to improve the flow of water towards the Arno, planned by the engineer Vittorio Fossombroni for the reclamation of the valley at the end of the 18th century.
Galleria di Brolio is situated on the edge of a wood of about 20 hectares of oaks and pines used as a hunting reserve for the repopulation of animals; they live here in the utmost freedom and if you love wildlife you will frequently see hares and pheasants running in the olive grove, the vineyard and even in the house lawn.
On the ground floor there is the apartment where the owners live, as well as a cellar and a shed for the farm's agricultural tools, while the first floor is reserved for you. The furnishings are very nice and comfortable, enriched with local antiques, and blend in perfectly with the old features of the house. Not far away, on the other side of the wood, passes the railway line that connects central Italy with the main cities of the peninsula (Florence, Bologna, Rome, Milan), so it will be easy to move around even without a car.
A few metres from the house, surrounded by silver olive trees, you will find a beautiful swimming pool completely fenced and for your exclusive use (size 11x5 m, depth 1.10-1.40 m - open from 01st May to 30th September), together with a gazebo equipped with garden furniture, which will allow you to shelter from the hot summer sun.
There is also a large pergola supplied with wrought iron furniture for eating outside, equipped with a barbecue and a wood-burning oven, for those evenings when you want to enjoy a pizza or a grill “al fresco”.
The owner, on request, will prepare excellent typical Tuscan dinners and pizzas in the wood-fired oven which, we are told by customers who have stayed at the house, are truly delicious.
