For generations the Lepri family has handed down the mill from father to son, and since the early 1900's it has been a very important reference point for the local farming community. On the ground floor of the villa you can still fill your eyes admiring the ancient stone millstones which produced the flour used to prepare the famous Tuscan bread. A true piece of Tuscan history!

About 1 km away, at the owners' residence, you will be able to enjoy the organic produce from their vegetable garden free of charge. Interior:
The complex, consisting of the main villa and an annex, has been built adapting to the hilly landform that characterizes the property. The main entrance of the villa, which has two floors both with direct external access, is located on the side next to the driveway. Three steps outside lead into the vast living area that occupies the entire ground floor, where the rooms are all connected. Starting from the sitting/TV room, arranged with pure white divans gathered around the antique fireplace and the large TV, which runs along the wide outside portico, we come to a further small sitting room with second fireplace and, from here, to the dining room which also faces out onto the garden with seating area. Also on the ground floor are the kitchen, accessed from the dining room, the laundry room and a guest bathroom. A wooden staircase leads up to the top floor which consists of a master bedroom, with sleeping area, closet area, bathroom with shower and access onto a panoramic terrace, and two double bedrooms (with queen-size bed), sharing a bathroom with hydromassage tub. The one-hectare park is simply idyllic: completely fenced-in and accessible, it extends over several terraces around a hilltop, marked along its perimeter by an oak wood and by spectacular expanses of cultivated land on the top of which stand the villa and the annex. It contains a remarkable amount of trees and a sparkling symphony of blossoms planted by expert hands which, over time, have been enriched by an extraordinary collection of more than twenty thousand ornamental plants from around the world growing around large areas of lawn. Swimming Pool:

The pool, embellished on two sides by vases of water lilies, is completely lined with dry-mounted Tuscan stone with the bottom in grey-blue cement, characteristics that give a great natural effect inside the green frame that borders it, paved in sandstone: the most panoramic spot where you can laze in the sun on the comfortable sunbeds around the pool, or enjoy the cool shade of a romantic gazebo covered in climbing ivy, equipped with sofas and armchairs. With just one floor, the main entrance leads into the living room with satellite TV, communicating with a room with a round table which can be used for playing card games or conversation. Usciano is an ancient village of medieval origin, located a few kilometres from the city of Arezzo. It is located on a panoramic position, perched on a high hill, surrounded by olive groves and green woods of oak and holm-oak. The stone farmhouse and its two small houses date back to 1851, when the small village was inhabited by woodcutters, farmers and chestnut growers, the atmosphere alone will immediately take you back to those times.
The hamlet has been restored preserving its original features and using ancient materials such as terracotta, stone and old wooden beams. Even the furniture, functional and comfortable, has been chosen in respect of rural traditions.
Borgo di Usciano can be reached by an unpaved road through the woods of about 1.5 km, which is well maintained and suitable for all types of cars.
Only 2.5 km away is the village of Palazzo del Pero where you will find a couple of restaurants and some shops.

Het park rondom de villa is verfraaid met uitgestrekte grasvelden omzoomd door hagen die volledige privacy garanderen, terwijl uitgestrekte wijngaarden het landschap in alle richtingen omlijsten. Een explosie van kleurrijke bloemen begroet u door de hele tuin, vergezeld van citroenbomen die typisch zijn voor de regio en een speciaal hoekje met aromatische kruiden die gebruikt kunnen worden om traditionele Toscaanse gerechten te bereiden. Eeuwenoude eiken bieden royale schaduw over talrijke ontspanningsplekken, en een met blauweregen bedekte pergola beschermt een grote buiteneettafel, perfect voor maaltijden in de buitenlucht. Een volledig uitgeruste BBQ staat ook tot uw beschikking voor het koken buiten. Houd er rekening mee dat de foto's van de accommodatie in het voorjaar zijn genomen, en daarom kunnen de bloei van planten en de kleur van het gazon afwijken op het moment van uw aankomst.
Het onverwarmde zwembad bevindt zich in het lagere gedeelte van het terrein, ongeveer 40 meter van het huis, en wordt bereikt via een trap over het gazon voor de hoofdingang. Het rechthoekige zwembad meet 6 x 12 meter met een variabele diepte van 0,50 tot 1,50 meter, en is bekleed met zandkleurig PVC. Het beschikt over Romeinse treden voor toegang tot het water, evenals zowel interne als externe verlichting langs de omtrek. Een groot solarium in travertijn omringt het zwembad, beschaduwd door royale parasols en ingericht met comfortabele ligstoelen, kleine tafels en een prieel. Grenzend aan het prieel bevindt zich een klein bijgebouw met een badkamer met douche en een kleedkamer. Het zwembad wordt omzoomd door grote wijngaarden en is geopend vanaf de laatste zaterdag van april tot de eerste zaterdag van oktober. Le Querce dei Medici is een ruim landhuis met twee verdiepingen dat plaats biedt aan maximaal 14 gasten verdeeld over 6 slaapkamers en 6 badkamers. De hoofdingang bevindt zich aan de zijkant van de accommodatie die uitkijkt op het gazon dat naar het zwembad leidt. Op de begane grond komt de elegante hal uit op een grote eetkamer met een antieke stenen open haard, een volledig uitgeruste keuken, een woonkamer die zich onderscheidt door zijn karakteristieke ronde terracotta boog, en een servicebadkamer waarin zich ook de wasmachine bevindt. Een traditionele stenen trap verbindt de begane grond met de eerste verdieping, waar het slaapgedeelte is ingericht. Deze bovenverdieping omvat 3 tweepersoonsslaapkamers, 1 tweepersoonsslaapkamer met een kingsize bed en 1 tweepersoonsslaapkamer met een deelbaar bed, allemaal en suite. De badkamers op deze verdieping omvatten 1 badkamer met een jacuzzi en douche, 3 badkamers met douche en 1 badkamer met een bad. Op de benedenverdieping, direct van buitenaf toegankelijk, bevindt zich een zelfstandig klein appartement bestaande uit een zitkamer met een kookplaat en een tweepersoons slaapbank, 1 tweepersoonsslaapkamer met een ventilator en 1 badkamer met douche. Houd er rekening mee dat binnen de accommodatie een schuur op 50 meter van het hoofdgebouw is gereserveerd voor gebruik door de eigenaren. Mochten de eigenaren aanwezig zijn op het terrein, dan zullen zij volledig discreet blijven en de privacy van gasten volledig respecteren.

In- en uitchecktijden, evenals eventuele specifieke huisregels, dienen rechtstreeks met het accommodatiebeheer te worden bevestigd. De accommodatie verwelkomt huisdieren van kleine omvang, met een maximum van 2 dieren toegestaan. Acceptatie van dieren moet vooraf door de eigenaar worden goedgekeurd na mededeling van het aantal, de grootte en het ras van de dieren. De wekelijkse huurprijs is inclusief nutsvoorzieningen zoals elektriciteit, water en gas voor koken en warm water, evenals wekelijkse linnendienst en initiële en eindschoonmaak. De huur omvat ook de Zer0Dep Garantie, wat betekent dat gasten geen borgsom hoeven te betalen, noch bij het saldo noch bij aankomst. Deze garantie omvat EuropAssistance dekking in geval van accidentele schade aan de accommodatie tijdens het verblijf, tot een maximum van 1.500,00 euro en onder voorbehoud van de gestelde beperkingen. Een toeristenbelasting kan van toepassing zijn waar vereist door lokale regelgeving.

De accommodatie ligt op slechts enkele kilometers van een snelwegafrit, waardoor gasten gemakkelijk de belangrijkste Toscaanse kunststeden kunnen bereiken. Florence, een van de mooiste steden ter wereld, behoort tot de dichtstbijzijnde grote bestemmingen. La Capanna, Borgo Campassini, Monteriggioni is 2 km gelegen van Monteriggioni (Italië), en slechts 20 km van Siena in de streek "Siena En Omgeving". La Capanna, Borgo Campassini, Monteriggioni is een fraaie stenen woning (65 m2) met air conditioning en WiFi internet. De woning is comfortabel geschikt voor max. twee personen in een slaapkamer en twee badkamers.
Wat Staat U Te Wachten
Zodra u aankomt vindt u een mooie, schone en goed onderhouden woning met uitzicht over de heuvels perfect voor een rustige vakantie in Toscane. Hoe u de dagen ook doorbrengt - winkelen, musea bezoek, met excursies of rijdende door het prachtige landschap, zodra u thuis komt kunt u uitrusten samen met familie en vrienden bij het zwembad voor een perfecte afsluiting van nog weer een dag in Toscane. Er is een keuken met o.a. koffiezetapparaat, magnetron oven, fornuis en ijskast en natuurlijk voldoende servies en bestek voor tot twee personen.
