When you enter Tenuta Macajo, an old farm in the Val di Cecina, you leave your everyday life behind; frenzy, responsibility and daily worries will seem to fall away as you drive along the road that leads into the original borgata and it will seem as though time has stood still; here you can admire the well preserved rural homes, the petrol pump, the little consecrated church and the manor house which is today, after elegant renovation, a hotel with seventeen rooms and a high-class restaurant. Podere Calcheto is a single building consisting of two separate units with an independent, external access. Each unit has two floors connected by both internal and external stairs. UNIT 1: The ground floor in the left wing is composed by a dining room, kitchenette and pantry. From the dining room, a flight of stairs leads up to the first floor, where you come to a double bedroom with ensuite bathroom with shower which leads on to the sitting room with fireplace and satellite TV and to other two double bedrooms, one with divisible beds, with two adjacent bathrooms, one with shower and one with tub. UNIT 2: The ground floor in the right wing is composed by a dining room and kitchenette. From the dining room, a flight of stairs leads up to the first floor. On the first floor, there are a living room with fireplace and satellite TV, two double bedrooms with divisible beds and two adjacent bathrooms, one with shower (without windows), and another with tub and a dressing room, two double bedrooms sharing one bathroom. On the ground floor, with separate entrance and between the main entrances of the two units, is the laundry room. Air conditioning only in the bedrooms.
Park:
From the entrance gate to the property, a gravel track surrounding Podere Calcheto leads to the parking area and into the splendid 2000 sq m park which is partly manicured lawn with tall shady trees - cypresses, olives and oaks - surrounding the house and the covered outdoor dining area, located a few steps away, equipped with stone barbecue, tables and benches, perfect for dining and chatting.

Swimming Pool:
The rectangular pool is on the right of the entrance gate, 10 m from the house; it measures 12 x 6 m with the depth ranging from 0,90 to 2,06 m. and has internal lighting. The sunbathing area around the pool is equipped with sunbeds and umbrellas, a gazebo and a cold-water shower. The pool area is illuminated by two lampposts. The pool is open from the last Saturday of April until the first Saturday in October.

Nonno Fernando is a farm built entirely of stone whose origins date back approximately to the early 19th century. In the recent renovation of the farm, the current owners have preserved the original design of the distribution of the various rooms. For the renovation of the farm, recycled materials were used both for the roofs and for the floors, covered in Tuscan terracotta. In addition, the exposed chestnut wood beams have been preserved. The farm is located in the lush Tuscan countryside, a few minutes from the seductive medieval town of Cortona, perched on a steep hill overlooking the Val di Chiana and Lake Trasimeno. The convenience of its location, well connected to the main road junctions and well served by the national railway network, represents a significant advantage for organizing excursions to the many surrounding villages and for visiting the main cities of Umbria and Tuscany. All this, enriched by the numerous high-quality food and wine proposals handed down by the Tuscan culinary tradition, with the unmistakable simple but intense flavors of typical dishes.

Interiors:
The property is on two floors and includes the main house with common areas and five annexes, two on the ground floor and three on the first floor. The central structure accessed from the main entrance houses a large living room, the dining room with fireplace and the equipped kitchen, connected to each other by vaults. A service bathroom completes the environment. Outside the ground floor, there are two flights of stairs located, respectively, to the left and to the right of the main entrance that lead to the first two annexes on the first floor. ANNEX 1. It consists of two apartments connected to each other. One consists of a double bedroom and a twin bedroom (with joinable beds), both with an en-suite bathroom with shower. The other apartment consists of a double bedroom with a single bed and an en-suite bathroom with a shower. ANNEX 2. It is located on the same level, in front of the entrance of the first annex, and consists of a double bedroom (with joinable beds) and a double bedroom, both with en-suite bathroom with shower. A spiral staircase leads to the loft area with a single bed (a second pull-out bed is available on request) and a bathroom with shower. ANNEX 3. Park:
The park surrounding the house covers a total of 18 hectares. Flowerbeds with colorful flowers and lavender plants adorn the garden everywhere with the well-kept lawn of about 2500 square meters. Next to the pool, a rose garden of yellow roses frames the solarium area. The estate is adorned with typical Tuscan vegetation trees such as olive and elm trees, as well as a vast orchard available to guests, consisting of nuts, figs and pomegranates. The large and well-kept spaces all around invite guests to spend their days outdoors, having their lunches and dinners together under the large gazebo outside the kitchen, where a stone barbecue is located a few steps away, or playing table tennis under the shade of a gazebo or kicking the ball a few steps away. Alternatively, you can decide to relax under one of the gazebos located in various parts of the garden, simply admiring the wonderful view of the hill of Cortona that is offered from there.

Pool:
The pool area is fenced with mesh and is located on the same level as the villa, which is about 70 m away. The rectangular tub measures 12 x 6 m. It has a depth that varies from a minimum of 1.20 m to a maximum of 1.50 and is equipped with a cold outdoor shower. A comfortable Roman staircase on one side of the pool with 4 large steps allows easy entry into the water. The tub is covered in PVC with a chlorine purification system and is equipped with internal lighting. The edge and the area around the pool are paved with 1.5 m of Tuscan terracotta, while the solarium area, equipped with sun loungers, chairs and armchairs, occupies the surrounding well-kept lawn. Also in the pool area there are two gazebos, a short distance from each other, furnished with armchairs and smoking tables, ideal for spending, alone or in company, authentic moments of relaxation, perhaps enjoying a good glass of wine. The pool is open from the last Saturday in April to the first Saturday in October.

The main entrance, located at the back of the villa , leads into the living room which is connected to the kitchen. It is composed by a sitting/dining area with ornamental fireplace and two single sofa . Three large French doors lead outside to the wide well- equipped portico stretching into the front garden. From the living room, an arched corridor conducts to two double bedrooms with en suite bathroom with shower and direct access from the outside. This area also comprises a veranda hosting two single joinable beds, one additional double bedroom and a bathroom with shower with double access. The fourth double bedroom, reachable through 3 steps, is located on the left side of the living room. Mobile air conditioning in veranda.
Park:
After a dip in the crystal-clear waters, coming back up from the beach you can choose from the many relaxation areas set up in the 2000 sq m well-kept lush garden (fenced) with Mediterranean lawn and a rich vegetation of palms, cycads, olive trees, oleanders and flowering herbs. The panoramic wooden platform has been set up as a sunbathing area, with hated whirlpool tub, equipped with sunbeds and sofas . Going back up to the house you come to the beautiful pool, centrally located, and further on, near the porch entrance to the living room with satellite TV and dining table, is an exotic wooden gazebo complete with sofas, dining area and a kitchen equipped with cooktop, wood oven, barbecue, dishwasher, satellite Tv and refrigerator. Finally, at the back there is a gym equipped with a stationary bike, an elliptical trainer, a multi-function machine, a flat bench, and weights. The property has an automatic entrance gate and a video surveillance system. Outside the gate there is a car seat.
Swimming Pool:
Four steps lead down into the unevenly-shaped, large infinity pool which has an area of 110 sq m with the depth varying from 60 cm to 2,50 m. This disparity in depth is caused by two internal ledges of different heights. On one of the ledges is set a delightful underwater armchair in granite. The pool, bordered on one side by granite boulders, is lined with ivory-toned resin cement. The surrounding solarium area, paved with natural terracotta tiles, is equipped with double and single sunbeds and a solar shower. A sophisticated play of internal and external lights makes it possible to enjoy the pool in the evening as well, thanks also to its proximity (about 10 m) to the pergola in front of the villa and to the gazebo. The complex, consisting of the main villa and an annex, has been built adapting to the hilly landform that characterizes the property. The main entrance of the villa, which has two floors both with direct external access, is located on the side next to the driveway. Three steps outside lead into the vast living area that occupies the entire ground floor, where the rooms are all connected. Starting from the sitting/TV room, arranged with pure white divans gathered around the antique fireplace and the large TV, which runs along the wide outside portico, we come to a further small sitting room with second fireplace and, from here, to the dining room which also faces out onto the garden with seating area. Also on the ground floor are the kitchen, accessed from the dining room, the laundry room and a guest bathroom. A wooden staircase leads up to the top floor which consists of a master bedroom, with sleeping area, closet area, bathroom with shower and access onto a panoramic terrace, and two double bedrooms (with queen-size bed), sharing a bathroom with hydromassage tub. Open from the last Saturday in April until the first Saturday of October, the oval-shaped pool with one straight side is sited between the villa (reached via a short flight of steps or along the path that goes around the garden) and the annex, about 10 m away. The pool, embellished on two sides by vases of water lilies, is completely lined with dry-mounted Tuscan stone with the bottom in grey-blue cement, characteristics that give a great natural effect inside the green frame that borders it, paved in sandstone: the most panoramic spot where you can laze in the sun on the comfortable sunbeds around the pool, or enjoy the cool shade of a romantic gazebo covered in climbing ivy, equipped with sofas and armchairs. The pool measures 7 x 14 m, with the depth varying from 90 cm to 2.50 m; you enter the water via submerged steps and there is also a diving board. There is chlorine purification and a hot and cold-water shower.

Guests with pets should be aware that a mandatory extra cleaning fee applies for each animal per day of stay. A pre-authorization of 1,000 euros on a credit card is required at check-in as a security measure for consumption and as a guarantee for the payment of utilities. The property participates in the Zer0Dep Guarantee program, which means guests are not required to pay a traditional security deposit either upon balance or upon arrival. Podere Bagnolo is a typical Tuscan farmhouse that has been renovated, retaining its rural origin as an old farmer's home. Podere Bagnolo has two floors communicating via an external staircase. The main entrance on the ground floor leads into the living area with open-plan kitchen, dining and seating area (with ornamental fireplace). The floor is completed by two double bedrooms with direct access to the outside through French windows, both with private bathroom, one with hydromassage shower and the other with hydromassage tub. The external staircase on one side of the farmhouse leads up to the first floor with a living room with kitchenette, a double bedroom with ensuite bathroom with hydromassage shower and a double bedroom with ensuite bathroom with hydromassage tub.
Park:
The farmhouse stands within a farm estate that extends for about 135 hectares, consisting of agricultural land destined to livestock for grazing and for the production of dairy products. The 1000 sq m completely fenced-in park, for exclusive use of guests, consists of a beautiful large lawned garden, full of indigenous shrubs, olive trees, cypresses and flowering bushes. Next to the French window of the living room is the dining area, with a table, a barbecue and a big umbrella, just a few steps from the swimming pool. The park is accessed through an automatic gate, past which is the parking area about 20 m from the house.

The sunbathing area on the surrounding lawn is bordered by hedges and bushes and equipped with sunbeds, deckchairs, small tables and sun umbrellas. The pool will be open from the last Saturday in April to the first Saturday in October.

La Casa dell'Artista is a delightful, characteristic Tuscan farmhouse located at the edge of the borgo of Asciano, in the magnificent, unmistakable scenery designed by the hills of the Crete Senesi, a few kilometres south of Siena. It was an old farmhouse that the current owners have completely renovated. The result is a cosy country retreat and its heart is the beautiful built-in kitchen with pizza oven and barbecue, connected to a bright veranda that opens onto a lush park, a real botanical garden studded with multiple blooms and covered with a huge expanse of lawn. Although located in the historic centre of the lively borgo (reachable through a pedestrian gate at the back of the house), with its cafés, restaurants, supermarkets, bus stop and train station, the back of the property looks out over the open countryside bordered by wooded landscapes and is the ideal location for you to enjoy your privacy and tranquility without having to forgo the amenities found in the immediate vicinity. Unmissable tourist attractions of Tuscany such as Siena, Cortona, Montalcino, Pienza, Montepulciano, Chianti and the Val D'Orcia as well as spa resorts like Rapolano Terme and Bagno Vignoni are all easily and quickly reachable.
Interior:
The villa has two floors connected by an internal staircase. The entrance on the ground floor leads into the living room; from here, continuing to the right you come to a bathroom with shower, the kitchen with pizza oven and barbecue and, finally, the veranda with dining table, connected to the outside by French windows. In a back room with access from the kitchen is the laundry. The upper floor comprises the sleeping area with three double bedrooms (one with a queen-size bed) and a bathroom with whirlpool tub. The bathroom is shared by two rooms and has two access doors.

The house is surrounded by a large green park set in the tranquillity of the countryside (despite being located at the edge of the borgo), which extends for about three hectares between a vast expanse of manicured lawn and rich, dense Mediterranean vegetation of shrubs, flower beds, roses and tall trees. Completing the garden is an orchard and an assorted vegetable garden with seasonal vegetables. Close to the entrances to the house is an area set up for outdoor dining, with a table protected by a large umbrella and a stone barbecue. Lined in PVC, it has a wooden edge and a ladder for access to the water. It has chlorine purification. All around the pool is the stone-paved sunbathing area, bordered by hedges, with sunbeds and umbrella. Next to it is a pergola covered with wisteria, providing a shady and relaxing area with table and chairs. There is also a cold-water shower.

Country House Lo Spigo is a traditional Tuscan country house, located 405 m above sea level, converted from an authentic 19th century barn. It was acquired and completely renovated by the current owner who, while respecting the structure with its original window ventilation grilles and wooden ceiling beams, has modified it, transforming it into a welcoming country house with beautiful oak floors, air conditioning, comfortable bedrooms and well-equipped living areas. Embellishing the house is the beautiful surrounding garden, where the unmistakable Chianti hills, dotted with old borghi and expanses of vines, frame the wonderful patio which, in front of the house, contains the fully-equipped pergola and the swimming pool, surrounded by greenery and olive trees and mellowed by the scent of lavender bushes. Located just outside the medieval borghi of Barberino Tavarnelle and San Donato in Poggio, the property enjoys a strategic position: by taking the scenic Chiantigiana road, a true panoramic link that connects Siena (about 40 km) to Florence (about 30 km), you can make daily excursions to visit the renowned towns of Radda, Gaiole, Greve and Panzano, rich in art treasures, churches and Renaissance villas perched on panoramic hills, or go a little further to discover the charm of San Gimignano, Volterra or Montalcino.
Interior:
Country House Lo Spigo lies on sloping terrain that allows outside access from the two floors of which it is composed. On the ground floor is the main entrance that leads into the living room with kitchen and dining area; from here a few steps lead up to a double bedroom (with joinable beds). Downstairs is the living room with satellite TV, a double bedroom with French windows leading out to the garden and ensuite bathroom with shower, and a bathroom with shower with anteroom used as a small laundry with washing machine.
Park:
The house is surrounded by about 1200 sq m of terrain mainly planted with olive trees. The usable garden area extends over two levels for an area of about 700 sq m of lawn, lavender and rosemary bushes, lemon and fruit trees. In front of the entrance to the house, across a paved patio, you come to the beautiful jasmine-covered pergola furnished with a seating area, dining table and barbecue and with, on the side, the solarium and swimming pool. A flight of steps from the patio leads down to the lower lawn area. In front of the house is a parking area. The property is accessed through a remote-controlled gate shared with another property located about 150 m further on. Although not fenced, the house lies within a quiet secluded area thanks to the trees that surround it.

Sunbeds, low tables, an umbrella and a portable, cold-water shower are set out on the beautiful paving that surrounds the pool equipped with an isothermal bubble cover (to preserve the water temperature in the cooler months). The pool is open from the last Saturday in April until the first Saturday in October.

Casale Le Querce di Cetona is a carefully restored 19th century Tuscan farmhouse located in the countryside near the medieval village of Cetona. Renovated to respect the original structure, it preserves local stone walls, chestnut beams, terracotta floors and exposed arches. Furnished in a traditional rustic style, with period wooden furniture, bookcases and works of art, it is spread over three levels with five bedrooms and three bathrooms. Ideal for outdoor living, it has two outdoor dining areas and a pool on a raised terrace. Surrounded by oaks and olive trees, the lush garden offers shaded corners and panoramic views of the hills. This characteristic, early 20th century villa stands on the hill of Corsanico - Massarosa in a breathtaking panoramic position overlooking the Versilia coastline and Lake Massaciuccoli, beloved residence of the composer Giacomo Puccini. on the Versilia coast, up to La Spezia. A short distance of the house lies the picturesque village of Corsanico with its many scenic corners. In the church of San Michele Arcangelo is a Monumental Organ built in 1600 by the Venetian Vincenzo Colonna, and able to reproduce any kind of sound, on which the maestro Giacomo Puccini who loved this area, played. This cosy and elegant house is surrounded by the typical vegetation of these areas, centuries-old olive trees and orchards that thrive in the year-round mild climate. The villa has been renovated in the Tuscan style and furnished with simple furniture. It is close to the international airports of Florence and Pisa and just a few minutes away are the famous seaside resorts of Viareggio, Lido di Camaiore and Forte dei Marmi, and the art cities of Lucca and Pisa.

Villa ai Venti has two floors. The main entrance is through the portico that leads into an open-plan space with dining room and living room with fireplace and direct access to the garden. At the side of the living room is the fully-equipped kitchen and a study with fireplace, a bathroom with shower and a utility room with laundry and with a French window going out to the back of the garden. A flight of sandstone stairs leads up to the first floor, consisting of three double bedrooms, a twin bedroom and two bathrooms, one with shower and one with tub.

The villa is surrounded by 2 hectares of land distributed among the olive grove and vineyards - the grape harvest takes place around the beginning of September. The lawn areas are interspersed with areas of the typical vegetation of the area, perfect for enjoying the total tranquillity that the place provides. Next to the house and near the parking area, there is a volleyball court and a ping-pong table. Under the portico, where the barbecue is ,there is the dining table and wicker lounge suite. Here you can enjoy the beautiful view of the pool, the sea and the Lake of Torre del Lago Puccini, where the operas Tosca, Madame Butterfly, Turandot, Cavalleria Rusticana and others, are represented in "the summer open Theater" dedicated to The Maestro PucciniPlease notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

The infinity pool overlooks, on all sides, the amazing landscape that spreads out around this picturesque location; about 30 m from the villa, it is situated on terracing in front of it. Rectangular in shape, with a solarium area paved in terracotta and lined internally in ceramic tiles, it measures 6 x 12 m with a depth varying from 0,80m to 2m. The purification plant is chlorine and it has both internal and external lighting. In the area around the pool is a changing room, sunbeds, deckchairs and umbrellas. The pool is open from the last Saturday in April until the first Saturday of October.

The property has two floors. On the ground floor the entrance leads to the dining area with kitchenette, illuminated by large windows overlooking the pool and next to the elegant room with comfortable seating , smart TV and ornamental fireplace. On this floor is a double bedroom with ensuite shower bathroom. Going up to the first floor via the stone and iron staircase, you come to the master bedroom with double bed and ensuite bathroom with shower. Next to the pool is a pergola with a small living area.

Il Fienile is surrounded by a 1500 sq m garden, completely fenced and bordered along the perimeter by lush hedges to ensure privacy, especially in the pool area. Once past the entrance gate you come to the large white gravel parking area of the property, flanked by a hedge of laurel, cypresses, larches and pines which will provide shade for your cars. From here an easy flight of steps leads to the pool area and then, continuing on, to the house entrance. Outside the house is a lawned garden with the outdoor dining area, the barbecue area with a wood pizza oven, the beautiful swimming pool complete with furniture and, next to it, a shaded pergola with an attractive living area where you can relax with a cocktail.

With a travertine border and lined in sand-coloured PVC, the pool measures 6 x 12 m. with a constant depth of 1.40 m and has salt purification and internal lighting. The surrounding solarium area in travertine is equipped with comfortable sunbeds shaded by two umbrellas and there is a solar-powered, hot-water shower. The pool is open from the last Saturday in April to the first Saturday in October.
