Interior:
The complex, consisting of the main villa and an annex, has been built adapting to the hilly landform that characterizes the property. The main entrance of the villa, which has two floors both with direct external access, is located on the side next to the driveway. Three steps outside lead into the vast living area that occupies the entire ground floor, where the rooms are all connected. Starting from the sitting/TV room, arranged with pure white divans gathered around the antique fireplace and the large TV, which runs along the wide outside portico, we come to a further small sitting room with second fireplace and, from here, to the dining room which also faces out onto the garden with seating area. Also on the ground floor are the kitchen, accessed from the dining room, the laundry room and a guest bathroom. A wooden staircase leads up to the top floor which consists of a master bedroom, with sleeping area, closet area, bathroom with shower and access onto a panoramic terrace, and two double bedrooms (with queen-size bed), sharing a bathroom with hydromassage tub. One of the two bedrooms has access to the garden through a French window, while the last bedroom is reached through the study that includes a double sofa bed. ANNEX: A few metres uphill along a paved path, we come to the annex, consisting of a huge living room with a high gable roof, which combines the lounge area with an additional large TV and the dining area with an elegant black table with chairs. Thanks to the functionality of home automation, you just press a button and the large windows which line it lower automatically, putting the building in contact with the gazebo and adjacent pool area. The structure is completed by a super-functional modern kitchen in polished aluminium with two ovens. On the lower floor, reachable just from the outside, there are three double bedrooms, one of which is a walkthrough room to access the other two bedrooms. Park:
The one-hectare park is simply idyllic: completely fenced-in and accessible, it extends over several terraces around a hilltop, marked along its perimeter by an oak wood and by spectacular expanses of cultivated land on the top of which stand the villa and the annex. It contains a remarkable amount of trees and a sparkling symphony of blossoms planted by expert hands which, over time, have been enriched by an extraordinary collection of more than twenty thousand ornamental plants from around the world growing around large areas of lawn. Inside, along a pathway immersed in peace and quiet, you will come upon a veritable paradise set up for relaxation and partying, with a pretty wooden gazebo furnished with a dining table at the exit of the annex and in front of the pool, a convenient dining area near the dining room of the villa covered by a large umbrella and, again, a discreet portico at the entrance to the living room, placed near a scenic fountain built with river stones and ideal for reading or just relaxing. The park is completed by a cool shady area of woodland, accessible thanks to the paved pathways which connect all the areas around the villa. Swimming Pool:
Open from the last Saturday in April until the first Saturday of October, the oval-shaped pool with one straight side is sited between the villa (reached via a short flight of steps or along the path that goes around the garden) and the annex, about 10 m away. The pool, embellished on two sides by vases of water lilies, is completely lined with dry-mounted Tuscan stone with the bottom in grey-blue cement, characteristics that give a great natural effect inside the green frame that borders it, paved in sandstone: the most panoramic spot where you can laze in the sun on the comfortable sunbeds around the pool, or enjoy the cool shade of a romantic gazebo covered in climbing ivy, equipped with sofas and armchairs. The pool measures 7 x 14 m, with the depth varying from 90 cm to 2.50 m; you enter the water via submerged steps and there is also a diving board. There is chlorine purification and a hot and cold-water shower.

The villa is spread over two floors with independent entrances, connected by an external staircase, for a total area of about 200 square meters. GROUND FLOOR — Entrance from the terrace into a kitchen with small living room; two double bedrooms; a bathroom with shower. FIRST FLOOR — Entrance into an open space with kitchen and dining area; two double bedrooms; a double bedroom with French bed; two bathrooms with shower. The living area opens directly onto a furnished porch, a pergola and a panoramic terrace with views of the sea and pool. On the first floor, one of the bathrooms and the bedroom with a French bed overlook a common passage with adjoining properties. Park:
The villa is surrounded by a landscaped garden with lawn, palm trees, succulents and Mediterranean shrubs that frame the pool. The outdoor areas are spread over two levels connected by stone steps. Upstairs, in correspondence with the living area on the first floor, a large French window opens onto a furnished porch for outdoor lunches and moments of relaxation. A pergola leads to the terrace and pool. Next to the outdoor seating area are a barbecue, a pizza oven and a stone sink. Another pergola with sofas is located near the pool. The ground floor terrace is furnished with a table and chairs. After passing the automatic entrance gate, a driveway leads to the outdoor parking area for up to four cars. The laundry room is located in a secluded area of the garden. Its name, like the bird from which it comes (the Phoenix), summarises the symbol of rebirth; and this comparison is more than appropriate considering the origins of Casa la Fenice which, from a simple country farmhouse, has been transformed, reborn, into a splendid Tuscan residence, after having undergone an important renovation which the owner was particularly keen to do, and which bears witness to the sentimental bond with these walls. We are in a lesser-known, but extraordinarily beautiful, corner of Tuscany, where the contrast, between the verdant hills and nature reserves of Berignone and Monterufoli-Caselli and the wonderful lunar landscapes endorsed by the Valle di Diavolo, stands out: with all its enchantment it offers surprising glimpses of nature manifesting itself with all its strength, giving almost an air of veiled mystery with the geothermal vents in the background. Casa La Fenice has two floors connected by an internal staircase. A few steps lead to the main entrance on the ground floor. From here a staircase leads up to the first floor and a short ramp leads into the living area consisting of a spacious, well-equipped kitchen connected to the dining room; the rooms have direct access, through French windows, to the garden and are served by a bathroom with shower. Completing the ground floor are three double bedrooms with ensuite bathroom with shower, each with outside access and not communicating internally with each other. On the first floor is a double bedroom with a small balcony, a bathroom with a chromotherapy shower, a TV room with a double sofa bed and access to the terrace and, finally, the laundry room.
Park:
The park surrounding the house extends over a flat area of about 20,000 sq m and is completely fenced. The garden around the house has lawn areas delimited by dry stone walls and enlivened by bushes of aromatic herbs, fruit trees and a sea of olive trees. Crognole stands on the top of a gentle 500 m-high hillslope, surrounded by the dream landscape of the unique hills of Chianti, with dense woods, olive trees and immense rows of vines that stretch to the horizon. It is a 16th century rural Tuscan house in stone which has been renovated following tradition with spacious air-conditioned bedrooms with private bath and with a cosy living area with comfortable armchairs gathered around a large fireplace and surrounded by a green garden where guests can relax in all tranquillity under the panoramic pergola and by the fully-equipped pool. The house stands independantly within the prestigious setting of the Castello di Albola estate with spreads over 137 hectares of fertile land which every year produces a top quality extra-virgin olive oil and a select nectar exported throughout the world which can be tasted directly in the original cellars of the beautiful medieval castle which dominates the estate and which once belonged to important noble Tuscan families and which is situated about 2 km from the property. The house is 5 km from the renowned borgo of Radda in Chianti (with shops for daily needs, restaurants and bars) with many other fantastic places to explore in the surrounding territory: Volpaia, Panzano, Gaiole and Greve with their breathtaking picture-postcard views and a unique range of artistic, historical, food and wine marvels. Crognole has two floors connected by external stairs. On the ground floor is a separate bedroom with divisible double bed and bathroom with shower (reached up six steps). On the top floor is a small panoramic terrace with two armchairs and a small table which leads into the house, directly into the sitting room connected, on one side, with the kitchen/dining room and, on the other side, with a hallway leading to a twin bedroom with joinable beds, a bathroom with shower and a double bedroom with divisible bed and ensuite bathroom with tub. The laundry room is located in an annex next to the pool area.

THE PARK
The fully enclosed park is situated within the Tenuta d'Albola (Albola Estate) and is composed of a green manicured garden with a vast arboreal vegetation, towering cypresses, expanses of olive and fruit trees, rose bushes, vases of red geraniums and surrounded by low bushes that, from the entrance gate (for the exclusive use of the guests), lead to the set-up areas and the parking area. The splendid panoramic pergola, just a few steps from the house, is the ideal place for dining or relaxing in the shade, with guaranteed peace and quiet. There is also a mobile barbecue.
THE SWIMMING POOL
The pool area is at the back of the house which is about 15 m away and is reached up a short ramp of steps. It is delimited by hedges and bordered on one side by an expanse of lawn dotted with olives. In the centre is the rectangular pool lined in PVC, measuring 5 x 10 m with a varying depth of 1.20 to 1.90 m, with chlorine purification and a metal ladder for access to the water. All around it on the lawn are sunbeds, deckchairs, umbrellas, a table with chairs and a solar-powered shower. The pool is open from the last Saturday of April until the first Saturday of October.

The main entrance, located at the back of the villa , leads into the living room which is connected to the kitchen. It is composed by a sitting/dining area with ornamental fireplace and two single sofa . Three large French doors lead outside to the wide well- equipped portico stretching into the front garden. From the living room, an arched corridor conducts to two double bedrooms with en suite bathroom with shower and direct access from the outside. This area also comprises a veranda hosting two single joinable beds, one additional double bedroom and a bathroom with shower with double access. After a dip in the crystal-clear waters, coming back up from the beach you can choose from the many relaxation areas set up in the 2000 sq m well-kept lush garden (fenced) with Mediterranean lawn and a rich vegetation of palms, cycads, olive trees, oleanders and flowering herbs. The panoramic wooden platform has been set up as a sunbathing area, with hated whirlpool tub, equipped with sunbeds and sofas . Going back up to the house you come to the beautiful pool, centrally located, and further on, near the porch entrance to the living room with satellite TV and dining table, is an exotic wooden gazebo complete with sofas, dining area and a kitchen equipped with cooktop, wood oven, barbecue, dishwasher, satellite Tv and refrigerator. Swimming Pool:
Four steps lead down into the unevenly-shaped, large infinity pool which has an area of 110 sq m with the depth varying from 60 cm to 2,50 m. This disparity in depth is caused by two internal ledges of different heights. On one of the ledges is set a delightful underwater armchair in granite. The pool, bordered on one side by granite boulders, is lined with ivory-toned resin cement. The surrounding solarium area, paved with natural terracotta tiles, is equipped with double and single sunbeds and a solar shower. A sophisticated play of internal and external lights makes it possible to enjoy the pool in the evening as well, thanks also to its proximity (about 10 m) to the pergola in front of the villa and to the gazebo. The house is an excellent starting point for going off on bike rides or else you can just relax in the large garden with its various cosy set up areas and be in contact with nature, enjoying the lazy rural atmosphere. For spa lovers, about 50 minutes away is Grotta Giusti with its thermal cave baths or Casciana Terme with its outdoor thermal pool. The house has two floors. On the ground floor, the first apartment, with entrance on the side of the farm shed, consists of a sitting room with sofa bed, a double bedroom and a bathroom with tub. Adjacent to the first apartment is the second apartment, with entrance on the side of the parking area with two double bedrooms with ensuite bathroom with shower and a bathroom with tub. Also on the ground floor (with outside access or inside access from the first floor) is the common kitchen, the large dining room, a bathroom and the internal stairs leading up to the first floor with a living area with TV corner, table for board games. Next to the common living area is the tower with a tea area and a gallery accessible via a staircase, devoted to reading or to yoga/pilates. On the first floor are three double bedrooms, two with ensuite bathroom and one with adjacent bathroom and two living rooms.

Entering the automatic gate and going along the dirt road you come to Germagnana, surrounded by a 5000 sq m garden consisting of lawn with borders of flowers, herbs, roses and plants typical of the area such as laurel, pomegranates, olives and cypresses. Within this area is the panoramic pool complete with furnishings and the parking area. On the side facing the pool area is the outdoor dining area shaded by umbrellas and served by an old wood oven and a mobile barbecue. Germagnana includes a park of over 40 hectares of green areas including olive groves, various cultivations and woodland, where guests can take relaxing walks in complete safety.

Swimming Pool:
From the swimming pool set in the green lawn guests have a unique view over the rolling hills typical of the area. Lying just a few metres from the house at a lower level, it can be reached down a few steps. Rectangular, edged in travertine and lined in sand-coloured PVC, it measures 6 x12 m with the depth ranging from 1 to 1.40 m and has chlorine purification, internal lighting and non-invasive external fencing. Around the pool is the grass sunbathing area equipped with sunbeds, umbrellas and a table with chairs. The pool is open from the third Saturday of May until the first Saturday of October.

The villa is on two floors. The main entrance door is located on the ground floor. This floor is divided into a living area consisting of a living room, a dining room with a large fireplace and an equipped kitchen (another fully equipped kitchen is on the open veranda by the pool) and a sleeping area where there are two double bedrooms, a bathroom with a bathtub and a bathroom with a shower. A spectacular square spiral staircase leads to the first floor consisting of two double bedrooms with en suite bathroom with shower, one with hydromassage shower, a bathroom with bathtub and double bed. The first floor is completed by two communicating rooms used as single bedrooms, one of which has a mezzanine with a reading room and a playroom. Also on the mezzanine there is an equipped gym (on request for a fee) and a relaxation corner. The fireplaces in the reading room and in one of the bedrooms are ornamental. Park:
The exterior of the villa is well-kept and enjoyable, the pool is set in the middle of a park-garden characterized by the lake climate, always mild and ventilated, and by plants of rare beauty. The pair of “sophore japaniche giant pendulums”, hence the name of the villa, represents the highest the territory and vegetation can offer. All around are oak forests, local flora and fauna of all kinds, in respect of the nineteenth-century tradition that preferred the mixture of English and Italian styles. The park is completed by a beautiful period lemon house (with laundry inside), a solarium, an ancient gazebo and the wonderful contemporary fountain. Near the pool there is also a large open veranda that houses a fully equipped kitchen and a large table with chairs, a barbecue, ideal for pleasant outdoor dining. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is open from the last Saturday of April to the first Saturday of October, it is only a few meters from the house, in a slightly lower position and can be easily reached from the garden along a slight slope. Privacy is guaranteed by a laurel hedge that separates the solarium area from the rest of the park. The rectangular pool has a Roman staircase for access to the water and a cold shower. It measures 11 m x 7 m with a constant depth of 1.25 m. The tub is internally covered in PVC, the outer edge and the solarium area are in terracotta. It is equipped with sun loungers and umbrellas and surrounded by centuries-old plants that naturally provide some areas of shade. Near the pool there is a large open veranda that houses a fully equipped kitchen and a large table with chairs, ideal for pleasant outdoor dining.

Adjacent to the kitchen, overlooking the garden, you will find a porch with two ceiling fans where you can enjoy breakfast and lunch in complete relaxation, embraced by the scents of the Tuscan countryside. Next to the kitchen and the porch there is a pizza oven and modern barbecue where you can prepare your meals and enjoy them in total tranquillity under the porch.
Swimming Pool:
The swimming pool, located in front of the villa which is only 30 metres away, is reached across the lawn. It has a large solarium in terracotta with two big umbrellas, comfortable sunbeds, deckchairs, chairs and tables. Completely fenced-in for your children's safety, the rectangular pool measures 6.5 x 14.5 m with the depth ranging from 0.40 to 1.6 m and purified with chlorine. With Roman steps for access to the water, the pool is lined in sand-coloured PVC and has internal lights and wide-beam external lighting. There is also a hot and cold-water shower and a mini bar located in the changing hut. Solar panels warm the water, sun permitting, by 2/3 degrees. The pool is open from the last Saturday of April until the first Saturday of October.
Tennis-court:
The non professional fenced-in, private tennis court is covered in PVC resin and has night lighting and a practice wall. It is located about 20 m from the house, next to the parking area and swimming pool. Four tennis rackets are available on site.

In the heart of Tuscany is a small, little-known valley which few people visit but which is of great artistic and natural importance: the Valdambra which, with its wooded hills, charming old villages and precious remains of towers and castles scattered throughout the territory, lies between the ridges of the Chianti hills and the upper Valdarno, along the course of the river Ambra and cutting through the border between the provinces of Siena and Arezzo. In this picturesque setting, just a short walk from Bucine the most important town of the valley, we find Casale la Splendida, an old rural house which is the ideal place for those wanting to explore the most authentic Tuscan-ness that these charming places express and retain. The interior of the house, brought to new life by renovation in full respect of the original plan, is particularly well-finished and elegant, with exquisite fireplaces in the living areas and refined pieces of furniture that create a warm and cosy atmosphere, full of comfort and functionality. The wide green outdoor areas, the portico with lounge area, the veranda with wood stove and dining area and the large pool all combine to make it a great destination for groups of friends and families with children who love nature and the relaxed atmosphere offered by the countryside. This destination will be ideal for exploring the beautiful area around Bucine, rich in vineyards, olive groves and woods, along which meander numerous CAI (Club Alpino Italiano) hiking or mountain biking routes. The main towns of Arezzo, Florence and Siena, as well as the prestigious areas of Chianti, of the Crete Senesi and of the Val d'Orcia with their picture postcard scenery and their old, enchanting borghi, are all within easy reach. Another attraction of the area is represented by numerous designer outlets, all a short distance from the house, including Prada (just 2 km away), The Mall and Fashion Valley. N.B. The owners live discreetly in an annex about 50 m from the house and can be a useful reference point for guests to whom, however, full privacy is guaranteed.

The house has two floors. The main entrance on the ground floor opens through a French window from the portico into a small hallway communicating with a large welcoming living room on the left, with the study/reading room and with the dining room which is, in turn, connected to the kitchen and to a short corridor (with laundry and bathroom with hydro-massage shower) which ends at the veranda with table and chairs, stone sink, oven and hob. The French window of the veranda (with mosquito netting) opens out to the external dining area, located on the side of the pool. All the ground floor rooms have French windows connecting the interior with the outdoor areas, in particular from the living room leading directly out to the portico and the external dining area. On the first floor is the sleeping area, consisting of three double bedrooms, two with ensuite bathrooms (one with hydromassage shower and tub and the other with hydromassage shower), two twin bedrooms (one with joinable beds) and, finally, a bathroom with hydromassage shower. Casale La Splendida is set in an estate of about 3 hectares with wooded areas and areas cultivated with olive trees that produce an excellent extra virgin olive oil. From the entrance gate a short driveway lined with cypress trees takes guests to a large parking area and, from here, a short walk along stone paving leads to the main entrance and the surrounding areas. The garden around the house, with typical shrubs, borders of herbs and various colourful flowers (geraniums, roses, lavender bushes, aloes and succulents), is a peaceful green oasis in which to better appreciate the calm atmosphere of the Tuscan countryside. In front of the house are extensive olive groves where you can stroll around while at the back are the outdoor living areas: a large stone-paved area with gazebo and set up for outdoor dining which forms a single open environment with the veranda and pool, plus a large well-kept lawn bordered by low hedges. In a brick structure next to the dining area is the barbecue while the wood stove is to be found on the veranda. It is lined in PVC, with whirlpool jets on one side, spotlights for night lighting, chlorine purification and hot and cold-water shower. Down a few steps is a changing room, a bathroom and two showers. Around the pool is a pleasant sunbathing area paved in stone and surrounded by lawn areas, provided with elegant sunbeds, deckchairs and a wooden gazebo. Pool:
The pool is located about 40 meters from the villa, accessible via two short flights of stairs. Rectangular in shape, it measures 12 x 6 m with a depth varying from 1.20 to 2.20 m; it is covered in light blue PVC and equipped with a hydromassage area and a Roman staircase for access. Next to it is a children's pool, also rectangular, measuring 12 x 1 m with a depth of 65 cm. The solarium, paved in terracotta, is equipped with sun loungers and a gazebo with table and chairs. The pool is open from the last Saturday in April to the first Saturday in October.
