Buitenruimtes
De buitenruimtes van Cinque Cipressi zijn een ware viering van het Toscaanse landschap, zorgvuldig verdeeld over 2 terrassen op zacht glooiend heuvelachtig terrein. Het bovenste niveau beschikt over de met wijnranken bedekte portiek, die direct aansluit op de openslaande deuren van de woonruimte en keuken, en elegant is ingericht voor buitendiners, waardoor het de perfecte setting is voor lange, ontspannen maaltijden in de open lucht. Een trap leidt naar het lagere terras, waar het prachtige zwembad op het zuiden centraal staat. Het zwembad is onverwarmd, rechthoekig van vorm, meet 5 x 14 m en heeft een diepte die varieert van 1 tot 2,50 m. Bekleed met PVC, is het uitgerust met een ladder en ondergedompelde treden in één hoek voor gemakkelijke toegang tot het water, en beschikt over chloorzuivering voor schoon en veilig baden. Dankzij zowel interne als externe verlichting kan het zwembad ook na het vallen van de avond worden gebruikt. Het is geopend vanaf de laatste zaterdag in april tot de eerste zaterdag in oktober. Het met steen geplaveid zonneterras rondom het zwembad is ingericht met ligbedden, een bank met fauteuils beschut onder een prieel, en een parasol voor ontspanning in de schaduw. Aan één kant biedt een koudwaterdouche verfrissing, terwijl een stenen constructie met een barbecue en houtoven uitnodigt tot buitenkoken en gezellige bijeenkomsten. Indeling van de Accommodatie
Cinque Cipressi is een ruim bemeten accommodatie verdeeld over 2 verdiepingen, verbonden door een interne trap, en biedt comfortabel plaats aan maximaal 8 gasten verdeeld over 4 slaapkamers en 4 badkamers. De hoofdingang op de begane grond leidt naar een kleine hal met een trap naar de eerste verdieping. Aan de rechterkant wacht een grote woonkamer, met een eettafel, een zithoek met banken, een decoratieve open haard en een satelliet-tv. Aan de linkerkant van de hal opent de goed uitgeruste keuken direct via openslaande deuren naar de gemeubileerde portiek, net als de woonkamer. Ook op de begane grond biedt een tweepersoonsslaapkamer met een ensuite badkamer met douche comfortabele accommodatie, en een speciale wasruimte completeert dit niveau. De eerste verdieping herbergt 3 verdere slaapkamers: een tweepersoonsslaapkamer met een open badkamer met douche en dubbele wastafel, een tweepersoonskamer met twee aparte bedden met een ensuite badkamer met zowel een bad als douche, en een tweede tweepersoonsslaapkamer eveneens met een ensuite badkamer met zowel een bad als douche. Houd er rekening mee dat de badkamers in de gehele accommodatie geen bidets hebben, en dat airconditioning uitsluitend beschikbaar is in de slaapkamers.

Podere Il Chiesino is located in the heart of the hills of the Val di Cecina, framed by a typical Tuscan landscape. The house is just a short distance from the small borgo of Montecatini Val di Cecina, renowned over the centuries for the mineral wealth of the subsoil and where it is still possible to visit the old copper mine, now renovated and designated as a museum. The house has two floors and presents itself as a typical Tuscan rustic-style farmhouse in stone, from the terracotta floors (in the living area) to the exposed wooden-beamed ceilings and stone-framed windows, with open areas where the rooms communicate with each other through particular arched openings. The furnishings of the house, too, recall the typical Tuscan rustic style, with wooden furniture and rooms in warm welcoming colours. In the sleeping area is an elegant floor in light porcelain stoneware with finishes in terracotta and pietra serena. The house is composed of three bedrooms and a family suite (with double bedroom and a room with two bunk beds), all with private bathroom and air conditioning, a comfortable dining room, a modern, well-equipped kitchen facing the garden, and a room with TV and fireplace. Interior:
Podere Il Chiesino has two floors. The main entrance on the ground floor leads into a large dining room. To the left is the large, modern and well-equipped kitchen with outside access. To the right of the entrance is a small sitting room with fireplace and TV. From here you then continue to a double bedroom, with direct access to the garden, and, on the opposite side, to a hallway with a handy wardrobe and a bathroom with shower serving the ground-floor bedroom. Next to the bathroom is a technical room with laundry area. Returning to the sitting room, you come to the beautiful, glass-enclosed veranda, facing the pool, with a nice dining table and sitting area. An internal staircase from the sitting room leads up to the first floor with two double bedrooms with ensuite bathroom with shower, and a family suite with a double bedroom, a separate room with two bunk beds, a bathroom with shower, a kitchenette with fridge and TV and access to the raised floor of the external garden.
Park:
The beautiful garden surrounding the property extends for 500 sq m over an area of 20 hectares of land and is completely fenced and entirely accessible. Just past the entrance gate, you come to the parking area, shaded by tall pine trees. From the parking area, the main entrance is reached up a flight of stone and brick steps or along the path which also leads to the veranda. The whole garden is covered in lawn and trees, such as pines, olives and firs, that provide many areas of shade, where you can admire the beautiful panorama over the crags of Volterra or the surrounding hills. The house is also adorned with luxuriant creepers and a varied vegetation of flowers, such as roses and daisies, which lend a beautiful touch of colour to the surrounding greenery. The ground-floor bedroom has direct access to the garden and in the main entrance area the French window is adorned with beautiful jasmine, which defines its shape. The bedroom with kitchen on the first floor also has access to the external garden, on a small raised terrace, in the area with the brick-built barbecue. Also in the garden are aromatic plants such as rosemary and laurel, the typical flavours of Tuscany.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is located behind the property, in front of the veranda, on terracing below the level of the house and can be reached via a path and then a few stone steps. The rectangular infinity pool, with submerged steps for access to the water; measures 13 x 5 m with a depth varying from 1 to 1,50 m; it is lined in sand-coloured granite and has internal lighting and chlorine purification. The surrounding sunbathing area is arranged with little sofa, umbrellas and sunbeds. There is also a cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October.
Pets: Yes. € 50,00 per animal per week. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.

Interior:
Villa Irma has three floors connected by an internal staircase. From the garden with the large fountain, the main entrance opens into an area with the staircase to the other floors, connected on one side to the living room and on the other to the hallway with secondary entrance, guest bathroom, auxiliary kitchen with service area. The living room with TV (Smart, Satellite and Sky), with three independent exits into the garden both on the fountain side and on the pool side, leads to the dining room connected to the main kitchen. The dining room leads directly to the outdoor dining area set up with umbrellas, barbecue and dining table. The main kitchen, perfect for show cooking, is connected to the fully-equipped auxiliary kitchen with the service area equipped with American fridge and pantry wall. The rooms on the ground floor are structured in a circular path which allows them to be used easily and efficiently. The first floor is entirely dedicated to the sleeping area: a double bedroom with ensuite bathroom with shower, four double bedrooms and two bathrooms with shower face onto the corridor; all the bedrooms have air conditioning and Smart TV. The second floor consists of a large multipurpose room with billiard table, living areas, Smart TV, fully-equipped bar, dining table, guest bathroom and two portable air conditioners. Park:
The 1100 sq m park of Villa Irma is planted with lawn with large areas paved in sandstone, grit and gravel containing larches, cypresses, viburnums, rose bushes, hydrangeas and hibiscus. The garden is in a revisited Baroque style with lights, statues and fountains that give it an impressive appearance. The pool area, in addition to the solarium furniture, is equipped with a romantic stone gazebo with purple wisteria and an outdoor lounge where you can relax while sipping an apéritif. The external dining area with umbrellas and barbecue is connected to the internal dining room, therefore near the kitchen. Villa Irma is completely enclosed: on the two sides bordering other buildings, with a perimeter wall softened by bamboo plants and vines, and, on the two sides next to the road and avenue, with railings and hedges of young red robin photinias, typical of noble residences. Swimming Pool:
The swimming pool of Villa Irma is located on the same level as the ground floor which is 30 m away. It is reached across the gravel driveway and lawn and then up a few stone steps. With a marble grit edge, it is lined in sand-coloured PVC and has chlorine purification, a metal ladder and 6 Roman steps for access to the water. The non-slip stone-paved solarium, equipped with umbrellas, sunbeds and a solar shower, is near the romantic gazebo, in stone and wisteria with wrought iron furnishings, and the outdoor lounge with armchairs and sofas. The large larches and cypresses in this part of the garden shade the pool area and the lounge. There is lighting in both the pool and the solarium, and it is equipped with piped music. The pool can be heated on request (for a fee) and is open from the last Saturday in April to the first Saturday in October.

Podere Calcheto is a single building consisting of two separate units with an independent, external access. Each unit has two floors connected by both internal and external stairs. UNIT 1: The ground floor in the left wing is composed by a dining room, kitchenette and pantry. From the dining room, a flight of stairs leads up to the first floor, where you come to a double bedroom with ensuite bathroom with shower which leads on to the sitting room with fireplace and satellite TV and to other two double bedrooms, one with divisible beds, with two adjacent bathrooms, one with shower and one with tub. UNIT 2: The ground floor in the right wing is composed by a dining room and kitchenette. From the dining room, a flight of stairs leads up to the first floor. On the first floor, there are a living room with fireplace and satellite TV, two double bedrooms with divisible beds and two adjacent bathrooms, one with shower (without windows), and another with tub and a dressing room, two double bedrooms sharing one bathroom. On the ground floor, with separate entrance and between the main entrances of the two units, is the laundry room. Air conditioning only in the bedrooms.
Park:
From the entrance gate to the property, a gravel track surrounding Podere Calcheto leads to the parking area and into the splendid 2000 sq m park which is partly manicured lawn with tall shady trees - cypresses, olives and oaks - surrounding the house and the covered outdoor dining area, located a few steps away, equipped with stone barbecue, tables and benches, perfect for dining and chatting.

Swimming Pool:
The rectangular pool is on the right of the entrance gate, 10 m from the house; it measures 12 x 6 m with the depth ranging from 0,90 to 2,06 m. and has internal lighting. The sunbathing area around the pool is equipped with sunbeds and umbrellas, a gazebo and a cold-water shower. The pool area is illuminated by two lampposts. The pool is open from the last Saturday of April until the first Saturday in October.

Het terrein wisselt af tussen gazon, grindoppervlakken, olijfbomen en wandelpaden die elke hoek van het pand met elkaar verbinden, waardoor een samenhangende en uitnodigende omgeving ontstaat. Het onverwarmde overloopzwembad is een echt hoogtepunt, met uitzicht op een suggestief terrasvormig gebied met weids glooiend uitzicht. Mooi huis dat dateert uit het einde van de 18e eeuw. Het bestaat uit vijf comfortabele appartementen. Deze accommodatie bevindt zich op de heuvels rond Volterra en biedt een geweldig uitzicht over het Toscaanse landschap.
Alle appartementen zijn onlangs gerestaureerd en zijn ingericht in een rustieke Toscaanse stijl.
Buiten vindt u overdekte terrassen, mooie paden, fruitbomen en een groot zwembad met een openluchtdouche en ligbedden.
De eigenaars zijn zeer vriendelijke mensen en wonen op korte afstand van de villa.
De toegang tot het pand is via een onverharde maar goed onderhouden weg.

The complex, elegantly furnished and equipped with modern bathrooms and functional kitchen, consists of a main building and an annex divided into independant units, is the ideal accommodation for large groups and families with children who can have their own space while sharing the common areas, those indoors, such as the large living room with lots of sofas and a large television set, and those outdoors, in the well-kept garden areas or just soaking in the lovely infinity pool, the best place to admire the breathtaking and unforgettable sunsets over the immense landscape with a patchwork of green hills and cutivated fields stretching to the sea. Just a step away from the historic town centre of Volterra and its 13th century town walls, with thousand-year old architectural and artistic masterpieces and with numerous shops and restaurants, you are also within easy reach of the art cities of Siena, Florence, Luca, Pisa, and San Gimignano as well as the small villages that dot the Val di Cecina, the nature sanctuaries and reserves, such as those of Berignone and Monterufoli in the immediate vicinity of the town, and the beautiful beaches of the Livorno and Versilia coasts.
La Vecchia Fonte covers an area of about 400 sq m and consists of the main house plus an adjacent annex located about 5 m away. MAIN HOUSE. The main house has three floors on a two-level sloping terrain, enabling direct entry into the house from both the ground floor and the basement. The main entrance, situated under the portico on the ground floor, leads into an open-plan living area, with dining room and kitchen, which is connected to a hallway leading to a double bedroom and a bathroom with shower as well as to staircases leading to both the lower and upper floors. Upstairs the sleeping area is completed by two further double bedrooms served by a bathroom with shower while the basement is composed of a study, bathroom with shower, laundry room and a spacious living room with large sofas and satellite TV. From the living room and study large French windows lead directly out to the garden. ANNEX. Separated from the main building by a portico, the annex consists of three units, two on the ground floor and one on the first floor (accessible by an external staircase situated on one side), not internally linked but each with separate entrance. Each unit consists of a living room with kitchenette and lounge area with satellite TV, a double bedroom, a single bedroom and a bathroom with shower. THE PARK
The garden surrounding the house covers an area of about 4000 sq m, with stone-paved areas alternating with areas of manicured lawn where you can relax outdoors: a comfortable portico with dining table outside the main kitchen and a large panoramic terrace equipped with sofa and armchairs, just a few steps from the pool, all embellished with rose bushes and Mediterranean herbs. There is a stone barbecue for the guests' use and a parking area just past the entrance gate, at the back of the property.
THE SWIMMING POOL
The beautiful newly-built infinity pool is set on the lower terrace of the garden, looking out over an open scenic landscape. About 15 m from the house, it is reached via a paved path across the lawn and then down one of the two flights of steps set on both sides of the area. The pool, lined in PVC and equipped with three large internal steps for access to the water, measures 7 x 12 m with the depth ranging from 1.10 to 1.80 m. All around is the stone-paved sunbathing area with umbrellas and comfortable sunbeds for relaxing in the sun while on one side is a cold and hot-water shower. The pool has salt purification and has internal and external lighting. It is open from the last Saturday in April until the first Saturday in October

The villa extends over two levels (on a hilly surface) connected by an internal staircase in steel and wood. GROUND FLOOR (approx. 51 sq m) - Main entrance; modern kitchen with central island and direct access to the well-equipped outdoor portico; large living room with ornamental fireplace, sitting area and dining table; bathroom with shower; laundry room. The property extends over approximately two hectares of rolling hills, with large, well-organised outdoor spaces. The electric gate leads to the 2-car covered parking area, from where you can get to a 70 sq m natural wood solarium terrace with swimming pool. On the opposite side is the first entrance to the villa on the upper level, overlooking a panoramic terrace with views of the Val di Cecina. Continuing along the gravel path or the paved walkway, you come to the main portico, equipped with a dining table and connected directly to the kitchen and living room through two French windows. Surrounding the pool is a natural wood solarium terrace of about 70 sq m, equipped with sunbeds, umbrellas and a cold-water shower.
