Today the villa is part of a farm that includes vineyards, cereal crops, farmyard animals and beautiful horses. About 1 km away, at the owners' residence, you will be able to enjoy the organic produce from their vegetable garden free of charge. Their paddocks, should you travel with your horses, will be at your disposal (service available for a fee).

In the completely enclosed garden, your children can play freely in absolute tranquillity in the shade of the olive trees and century-old trees, while you, by the side of the pool, can enjoy the sun while admiring the fantastic panorama of the valley below. Interior:
The complex, consisting of the main villa and an annex, has been built adapting to the hilly landform that characterizes the property. The main entrance of the villa, which has two floors both with direct external access, is located on the side next to the driveway. Three steps outside lead into the vast living area that occupies the entire ground floor, where the rooms are all connected. Starting from the sitting/TV room, arranged with pure white divans gathered around the antique fireplace and the large TV, which runs along the wide outside portico, we come to a further small sitting room with second fireplace and, from here, to the dining room which also faces out onto the garden with seating area. Also on the ground floor are the kitchen, accessed from the dining room, the laundry room and a guest bathroom. A wooden staircase leads up to the top floor which consists of a master bedroom, with sleeping area, closet area, bathroom with shower and access onto a panoramic terrace, and two double bedrooms (with queen-size bed), sharing a bathroom with hydromassage tub. One of the two bedrooms has access to the garden through a French window, while the last bedroom is reached through the study that includes a double sofa bed. Park:
The one-hectare park is simply idyllic: completely fenced-in and accessible, it extends over several terraces around a hilltop, marked along its perimeter by an oak wood and by spectacular expanses of cultivated land on the top of which stand the villa and the annex. It contains a remarkable amount of trees and a sparkling symphony of blossoms planted by expert hands which, over time, have been enriched by an extraordinary collection of more than twenty thousand ornamental plants from around the world growing around large areas of lawn. Inside, along a pathway immersed in peace and quiet, you will come upon a veritable paradise set up for relaxation and partying, with a pretty wooden gazebo furnished with a dining table at the exit of the annex and in front of the pool, a convenient dining area near the dining room of the villa covered by a large umbrella and, again, a discreet portico at the entrance to the living room, placed near a scenic fountain built with river stones and ideal for reading or just relaxing. Swimming Pool:
Open from the last Saturday in April until the first Saturday of October, the oval-shaped pool with one straight side is sited between the villa (reached via a short flight of steps or along the path that goes around the garden) and the annex, about 10 m away. The pool, embellished on two sides by vases of water lilies, is completely lined with dry-mounted Tuscan stone with the bottom in grey-blue cement, characteristics that give a great natural effect inside the green frame that borders it, paved in sandstone: the most panoramic spot where you can laze in the sun on the comfortable sunbeds around the pool, or enjoy the cool shade of a romantic gazebo covered in climbing ivy, equipped with sofas and armchairs. The pool measures 7 x 14 m, with the depth varying from 90 cm to 2.50 m; you enter the water via submerged steps and there is also a diving board. There is chlorine purification and a hot and cold-water shower.

With just one floor, the main entrance leads into the living room with satellite TV, communicating with a room with a round table which can be used for playing card games or conversation. Torre di Paciano stands at 492m above sea level, dominating the amazing natural scenery of this area between Tuscany and Umbria, which stretches from the magnificent, well-kept garden, with its effulgent vegetation, to embrace the plain that extends in front, with Lake Trasimeno in the foreground, and then to end up on a corollary of numerous small villages that surround the property; at night, seen from the poolside or from the highest point of the tower, they form an alluring constellation of lights. Its walls narrate a thousand-year old story: the Torre di Paciano, part of the old Castle of Paciano Vecchio, was originally a watchtower located strategically along the historic route that connected Perugia to Chiusi and, over the years, was subjected to many, documented dominations. Today, linked to an 18th century building which forms the central nucleus of the house, it is an historic, old-style residence suitable as a country retreat, with a collection of antique furniture and impressive chandeliers that dominate the high ceilings and spacious living areas on the ground floor and which fit in perfectly with the architectural style of the building, which is completed by a dear little consecrated chapel, suitable for wedding ceremonies. Interior:
The house is formed by a main body with two floors and the tower, with a further two floors. The main entrance on the ground floor leads into the living area with the rooms connected one to the another, a typical built-in kitchen with 2 marble sinks and dining area with direct access to the outside, an elegant dining room connected to the living room with ornamental fireplace and direct access to the garden. This floor is completed by a bathroom with shower and laundry area. A stone staircase leads up to the first floor with two single bedrooms sharing a bathroom with shower, a double bedroom with queensize bed and ensuite bathroom with tub, and another double bedroom with kingsize bed and ensuite bathroom with shower; the latter communicating with a study/reading room (with access to an outside terrace) and with the stairs leading to the upper floors of the tower, each with a double bedroom with private bathroom. A wooden staircase leads up to the second floor, consisting of a double bedroom with kingsize bed and ensuite bathroom with shower. On the third floor is the last double bedroom, also with ensuite bathroom with shower and connected via a flight of stairs to the top floor of the tower, with two single, joinable beds. This room has two French windows leading outside to a long corridor going round the tower with a panoramic, 360° view.

Park:
The property covers an area of about 3 hectares, in part covered by accessible woods while the rest is made up of the park around the house, ensuring privacy and tranquillity. Just past the entrance gate is the well-kept garden with lawn and various trees - pines, holm oaks, cypresses, medlar and figs - a lovely holly bush and lots of vivid blooms, particularly roses and hydrangeas, which transform the garden into a colourful “living area”, equipped for relaxing in at any time of the day, with a shaded dining area where you can sample the typical dishes in the open air. All along the garden, with orchard, vegetable garden and a long pergola shaded by vines for strolling in the shade, outdoor sitting areas have been set up, in the coolest and most secluded places where you can just sit and relax. In the vicinity of the pool area, in a strategic vantage point overlooking the pool and the surrounding area with the neighboring villages, another dining area with barbecue has been set up.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The pool area is located in a well-delimited area of the garden, placed on a slightly lower level than the tower and in a beautiful panoramic position. It is reached across the lawn and down a flight of stone steps. The pool measures 17x9 m with a depth that varies from 90 to 220 cm. Large steps on one side, or a metal ladder, lead into the water It is lined in clear PVC with a stone border; sunbeds and umbrellas are set out along the perimeter paved in terracotta and on the large manicured lawn that stretches to a terraced area with table and chairs and barbecue, ideal for poolside meals. Next to the pool is a cold-water shower and down a short flight of steps is a bathroom with shower, changing room and kitchenette with sink and refrigerator. The pool is purified with chlorine and is open from the last Saturday in April until the first Saturday of October.

Usciano is an ancient village of medieval origin, located a few kilometres from the city of Arezzo. It is located on a panoramic position, perched on a high hill, surrounded by olive groves and green woods of oak and holm-oak. The stone farmhouse and its two small houses date back to 1851, when the small village was inhabited by woodcutters, farmers and chestnut growers, the atmosphere alone will immediately take you back to those times.
The hamlet has been restored preserving its original features and using ancient materials such as terracotta, stone and old wooden beams. Even the furniture, functional and comfortable, has been chosen in respect of rural traditions.
Borgo di Usciano can be reached by an unpaved road through the woods of about 1.5 km, which is well maintained and suitable for all types of cars.
Only 2.5 km away is the village of Palazzo del Pero where you will find a couple of restaurants and some shops.
Only 9 km away is the city of Arezzo and its monuments, shops for shopping enthusiasts, supermarkets, restaurants and all kinds of services. But we also recommend that you spend wonderful days discovering the old town centre, its narrow streets and the works of art by Piero della Francesca, Cimabue and Vasari, scattered throughout the city.
The outdoor area of Borgo di Usciano is divided into various panoramic terraces, and you'll be spoilt for choice whether to relax in the solarium by the beautiful infinity pool (size 7x14 m, depth 1-1.60 m - open from 01st May to 30th September), in the shade of a cool tree in the lower part of the garden, or climb the hill with a 360° panorama and a good book to keep you company.
Adjacent to the kitchen is the paved area with a stone barbecue and wood-burning oven, and equipped with tables and chairs, where you can enjoy pizza and barbecue with your family or friends. One of the villa's bonuses is certainly its location. It is located within the Pomaio winery, a renowned winery that produces its excellent wines following the rules of eco-sustainability. Pomaio is listed as one of the 13 most beautiful Design Cellars in the Region of Tuscany for the Toscana Wine Architecture project, and this Green philosophy was also followed for the renovation of the villa. In fact, thanks to the materials used, the villa has a high energy-saving rating, with positive effects both for the environment and for those who stay there in all seasons.

Palazzo Rosadi is een prachtig gerestaureerd historisch herenhuis uit 1785 dat al meer dan 200 jaar in het bezit is van de familie Rosadi. Het is een luxueus landhuis gelegen op een prachtige plek in de buurt van het dorpje Monterchi (vlakbij Arezzo) met 6 slaapkamers, 7 badkamers, tuin, een zwembad (open van 1 mei tot 30 september, 12x6 m) dat door de zon verwarmd wordt en met een schitterend uitzicht. Voor de kinderen is er tafeltennis. Naast het zwembad ligt een verwarmde jacuzzi (geopend van april tot oktober).
Palazzo Rosadi was 200 jaar lang het huis van een boerenfamilie. Een van de charmes van een vakantie in Toscane is dat de meeste huizen een lange en interessante geschiedenis hebben.
In 1889 kwam Francesco Rosadi met zijn familie in Ripoli wonen. Hij had een aantal landgoederen in de streek gekocht en Palazzo Rosadi was goed en centraal gelegen om vanuit daar alle andere boerderijen te beheren.
Al in 1902 werd Palazzo Rosadi uitgebreid aangezien de familie inmiddels gegroeid was. Hiervoor werd gebruik gemaakt van de diensten van een plaatselijke artiest, ene Giangio uit Monterchi. Hij decoreerde het grootste gedeelte van de slaapkamers en de gangen.
Tijdens de tweede wereldoorlog werd het huis gebruikt als schuilplaats voor de inwoners van Ripoli tijdens een bombardement door de Duitse troepen dat 2 weken duurde.
In meer recente tijden werd het huis gebruikt als familiehuis en vanuit hier werd het omliggende land beheerd voor de landbouw.
Vanaf het jaar 2000 is de familie Rosadi actief in het toerisme en hebben vele bezoekers uit de hele wereld hebben interessante en ontspannende vakanties doorgebracht in de villa.
Begrasde paden door mooie bossen en het grote privé park (van 25 hectaren) dat om het huis heen ligt nodigen u uit tot ontspannende wandelingen of joggen.
Het uitzicht is werkelijk schitterend, over kleine dorpen en stadjes op heuveltoppen met de Apennijnen op de achtergrond.
De zeer goed verzorgde tuin ligt op 3 niveaus met het zwembad op het niveau onder het huis. Vanaf het geplaveide terras om het zwembad kan men genieten van een magnifiek uitzicht.
Een voormalige stenen schuur is gerestaureerd en omgevormd tot een groot kleedhok met douche en WC voor bij het zwembad.
Palazzo Rosadi is een luxueuze villa van hoog niveau zowel wat betreft de accommodatie als ook de faciliteiten. De villa wordt direct beheerd door de eigenaren en in het geval van problemen zijn zij in 20 minuten bij de gasten. Beschrijving
Gunstig gelegen 3 km van Montepulciano (Italië), in de streek "Orcia Vallei" en slechts 34 km van Cortona. Villa Ardene is een mooie stenen woning met air conditioning, WiFi internet en privé zwembad. De woning is comfortabel geschikt voor max. 14 personen in zeven slaapkamers en zeven badkamers.
Het personeel van de Villa kan verschillende gepersonaliseerde diensten organiseren zoals: begeleide rondleidingen door wijnhuizen in Montepulciano, proeverijtours, E-bike verhuur of tour, pendeldiensten naar de luchthaven en nog veel meer.
De Villa bestaat uit een hoofdgebouw en een dependance omgeven door een prachtige tuin, elk biedt meerdere appartementen en slaapkamers met badkamers. Een gemeenschappelijke eetkamer met keuken is beschikbaar, alleen toegankelijk van buitenaf en niet verbonden met de rest van het eigendom van binnenuit.
Er is ook een externe barbecue, uitgerust met een houtoven en picknickgebied.
Montepulciano is te voet te bereiken vanaf de villa als je van wandelen houdt.
Het maakt deel uit van een werkende boerderij, de eigenaren fokken dieren en verbouwen fruitbomen en groenten. Enkele katten zijn aanwezig op het terrein.
