About 1 km away, at the owners' residence, you will be able to enjoy the organic produce from their vegetable garden free of charge. Their paddocks, should you travel with your horses, will be at your disposal (service available for a fee).
Around the villa, you will enjoy a large, completely fenced green space perfect for your morning or evening walks even with your four-legged friends. Inside the park there is also a woodland path (approx. 500 m) where you can relax, walk and organise cool snacks.

Interior:
The complex, consisting of the main villa and an annex, has been built adapting to the hilly landform that characterizes the property. The main entrance of the villa, which has two floors both with direct external access, is located on the side next to the driveway. Three steps outside lead into the vast living area that occupies the entire ground floor, where the rooms are all connected. Starting from the sitting/TV room, arranged with pure white divans gathered around the antique fireplace and the large TV, which runs along the wide outside portico, we come to a further small sitting room with second fireplace and, from here, to the dining room which also faces out onto the garden with seating area. Also on the ground floor are the kitchen, accessed from the dining room, the laundry room and a guest bathroom. A wooden staircase leads up to the top floor which consists of a master bedroom, with sleeping area, closet area, bathroom with shower and access onto a panoramic terrace, and two double bedrooms (with queen-size bed), sharing a bathroom with hydromassage tub. One of the two bedrooms has access to the garden through a French window, while the last bedroom is reached through the study that includes a double sofa bed. Park:
The one-hectare park is simply idyllic: completely fenced-in and accessible, it extends over several terraces around a hilltop, marked along its perimeter by an oak wood and by spectacular expanses of cultivated land on the top of which stand the villa and the annex. It contains a remarkable amount of trees and a sparkling symphony of blossoms planted by expert hands which, over time, have been enriched by an extraordinary collection of more than twenty thousand ornamental plants from around the world growing around large areas of lawn. Swimming Pool:

The pool, embellished on two sides by vases of water lilies, is completely lined with dry-mounted Tuscan stone with the bottom in grey-blue cement, characteristics that give a great natural effect inside the green frame that borders it, paved in sandstone: the most panoramic spot where you can laze in the sun on the comfortable sunbeds around the pool, or enjoy the cool shade of a romantic gazebo covered in climbing ivy, equipped with sofas and armchairs. With just one floor, the main entrance leads into the living room with satellite TV, communicating with a room with a round table which can be used for playing card games or conversation. Usciano is an ancient village of medieval origin, located a few kilometres from the city of Arezzo. It is located on a panoramic position, perched on a high hill, surrounded by olive groves and green woods of oak and holm-oak. The stone farmhouse and its two small houses date back to 1851, when the small village was inhabited by woodcutters, farmers and chestnut growers, the atmosphere alone will immediately take you back to those times.
The hamlet has been restored preserving its original features and using ancient materials such as terracotta, stone and old wooden beams. Even the furniture, functional and comfortable, has been chosen in respect of rural traditions.
Borgo di Usciano can be reached by an unpaved road through the woods of about 1.5 km, which is well maintained and suitable for all types of cars.
Only 2.5 km away is the village of Palazzo del Pero where you will find a couple of restaurants and some shops.
Only 9 km away is the city of Arezzo and its monuments, shops for shopping enthusiasts, supermarkets, restaurants and all kinds of services. But we also recommend that you spend wonderful days discovering the old town centre, its narrow streets and the works of art by Piero della Francesca, Cimabue and Vasari, scattered throughout the city.

Podere il Doccio is een oude boerderij gelegen aan de oever van een beekje, waaraan het zijn naam ontleent.
Il Doccio is een klein verborgen paradijs, een echte oase op het platteland die het tot een privé plek maakt, ideaal om uit te rusten en op te laden.
Het gehele landgoed bestaat uit de Podere en strekt zich uit over ongeveer 8 hectare met velden en eikenbossen. De toegangsweg tot het eigendom loopt door over de kleine brug tot aan het einde van zijn loop naar de huizen van de oude Mulino del Doccio.

Podere Giardino ligt op een schilderachtige heuvel nabij Loro Ciuffenna, in het hart van Toscane, en is een uitzonderlijke vakantiewoning die een zeldzame combinatie biedt van landelijke charme, royale ruimte en uitstekende recreatiefaciliteiten. Gelegen in het gebied Terranuova Bracciolini in Italië, bevindt dit grote landgoed zich in een prachtig onderhouden omheinde tuin van twee hectare en biedt een weids uitzicht over de Valdarno-vallei. Buitenruimtes

Op het lagere terras bevindt zich het hoofdzwembad, een rechthoekige constructie van 20 x 8 meter, met een diepte variërend van 1,10 tot 2,5 meter. Het zwembad is bekleed met PVC met interne verlichting, beschikt over chloorfiltratie, een ondergedompelde ladder, tegenstroombaden en handmatig bediende geisers, en wordt verwarmd door zonnepanelen. Het is bereikbaar via een pad van 30 meter en is geopend van de laatste zaterdag in april tot de eerste zaterdag in oktober. Het omliggende solarium is geplaveid met travertijn en hout en ingericht met ligstoelen, parasols en een schaduwrijke prieel. Naast het hoofdzwembad bevindt zich een tweede rond kinderzwembad, bekleed met mozaïek, met ondiep water, hydromassage en een douche met zowel warm als koud water. Genesteld in de glooiende heuvels van Terranuova Bracciolini, in het hart van Toscane, Italië, is Buca delle Fate een betoverend landelijk boerenhuis dat zijn oorsprong vindt in het begin van de twintigste eeuw, toen het deel uitmaakte van een oude plaatselijke boerderij. Zorgvuldig gerenoveerd in overeenstemming met de voorschriften van de lokale traditie, toont het pand rustieke interieurs in een klassieke Toscaanse stijl en biedt het gasten een sfeer van authentieke echtheid en tijdloze charme. Deze uitzonderlijke vakantiewoning is bij uitstek geschikt voor wie op zoek is naar een vakantie geïnspireerd door trage, vredige ritmes, ondergedompeld in de natuur en de geest van het Valdarno-platteland. Het boerenhuis is omgeven door een prachtig onderhouden tuin van ongeveer 8.000 vierkante meter, grotendeels gewijd aan de teelt van olijfbomen die een uitstekende extra vergine olijfolie produceren, en omsloten door een volledig omheinde tuin versierd met mediterrane aromatische borders, rozenstruiken, oleanders, fruitbomen en verspreide olijfbomen. Een prachtig onverwarmd zwembad ligt in het midden van de tuin en biedt een verfrissend toevluchtsoord tijdens de warmere maanden. Gasten profiteren van Wi-Fi internetverbinding in het gehele pand, wat zorgt voor een comfortabel en verbonden verblijf. Een speciale parkeerplaats bevindt zich direct binnen de toegangspoort van het pand, ongeveer 50 meter van het boerenhuis zelf.
Buitenruimtes
De buitenruimtes van Buca delle Fate behoren tot de meest opmerkelijke kenmerken en bieden een naadloze combinatie van natuurlijke schoonheid en zorgvuldig ingerichte recreatiegebieden. De tuin, volledig omheind en zich rondom het boerenhuis uitstrekkend, wordt gekenmerkt door weelderige gazongedeelten omzoomd door mediterrane aromatische beplanting en bezaaid met olijfbomen, rozenstruiken, oleanders en een verscheidenheid aan fruitbomen waaronder perziken, pruimen, walnoten, appelbomen en abrikozen. Gasten zijn ook welkom om seizoensgroenten te plukken uit de tuin die door de eigenaar wordt onderhouden, wat een heerlijke farm-to-table dimensie aan uw verblijf toevoegt.
Een grote pergola gepositioneerd voor de keuken, omlijst door ranken van passiebloem en rozen, dient als de belangrijkste buitenleefruimte en herbergt een ontspanningshoek met een bank en fauteuils naast een tafel voor buiten dineren. Een ingebouwde barbecue en een buitenkeuken bevinden zich op korte afstand, waardoor buiten entertainen zowel gemakkelijk als plezierig is. Aan de achterzijde van het pand biedt een tweede pergola omgeven door geurige klimmende blauwe regen een perfecte hoek voor rustige ontspanning, ondergedompeld in de stilte van het Toscaanse platteland.
Het onverwarmde zwembad is geopend vanaf de laatste zaterdag in april tot de eerste zaterdag in oktober en is gepositioneerd in het midden van de tuin, op een licht verhoogd niveau ten opzichte van het boerenhuis, bereikbaar via een trap van 5 treden. Het zwembad heeft een aantrekkelijke boonvorm met een stenen rand en interne PVC-bekleding, met een oppervlakte van 40 vierkante meter, en is uitgerust met een Romeinse trap aan één zijde. Het is voorzien van een buitendouche met koud water en verlichting zowel in het zwembad als in de omliggende tuin. Het zuiveringssysteem is op basis van chloor. Het zonneterras, afgewerkt in hout en steen langs de omtrek en zich uitstrekkend in het gazon bezaaid met olijfbomen, is ingericht met ligbedden, parasols en een houten prieel met fauteuils.
Een extra zwembad, beschikbaar maar niet voor exclusief gebruik van gasten, bevindt zich ongeveer 50 meter van het boerenhuis, nabij het bijgebouw waar de eigenaren verblijven. Dit zwembad heeft een rechthoekige vorm van 12x6 meter met een variabele diepte van 1,20 meter tot 1,70 meter, en is eveneens uitgerust met een buitendouche met koud water en een royaal zonneterras beplant met gazon.
Het dient opgemerkt te worden dat fotoshoots doorgaans in het voorjaar worden gemaakt, en daarom kunnen de kleuren en bloei van de tuinen, gazons en omliggende gebieden verschillen op het moment van uw aankomst.
Indeling van de Accommodatie
Buca delle Fate biedt plaats aan maximaal 8 gasten verdeeld over 5 slaapkamers en 3 badkamers, verspreid over 2 verdiepingen die samen een harmonieuze en goed geproportioneerde leefomgeving creëren. Het boerenhuis is verdeeld over twee niveaus, waarbij de hoofdingang op de begane grond direct uitkomt op de woonruimte via een openslaande deur vanuit de externe pergola. Op deze verdieping zijn een gastvrije woonkamer, een eethoek en een ruime keuken zorgvuldig gerangschikt in één open ruimte, waardoor een gezellig hart van het huis ontstaat. De begane grond beschikt ook over een eenpersoonsslaapkamer die in verbinding staat met een tweepersoonsslaapkamer, en de 2 kamers delen een en suite badkamer met douche. You will find the Agriturismo Le Balze in the heart of the Alto Valdarno, at the foot of Pratomagno, and 4 km from the small village of Castelfranco di Sopra. In about 30 minutes by car you will be able to reach Florence, the cradle of the Renaissance. City of the ancient Medici family, a heritage not to be missed, with its artistic masterpieces, the colourful marble of the churches and the lofty architecture, the ancient bridges over the Arno river and the majestic noble palaces with their immense gardens adorned with fountains, sculptures, grottoes, staircases and paths.
The villa is divided into three independent flats, in one of which on the ground floor there is a double bedroom with a bathroom suitable for persons with disabilities. The structure was born from the recovery of old farm outbuildings close to the main house where the owners live, who will be, albeit in a discreet manner, a point of reference for all your needs.
The owners, thanks to careful renovation using traditional materials such as wood, terracotta and stone and comfortable furnishings, have ensured that the villa is perfect for spending a comfortable and restful holiday.

You will discover that the 'Balze' are a landscape of rare beauty, centuries-old examples of erosion that over the years have formed towers and rocky blades that rise majestically in the valley bottom, and that will catapult you into a suggestive, almost magical world.
The Agriturismo Le Balze is located in the heart of the Alto Valdarno, at the foot of Pratomagno, and 4 km from the village of Castelfranco di Sopra. The nearest shops and supermarkets can be found in Montevarchi or San Giovanni Valdarno, about 10 km away. Here, in the small, pretty towns, you can spend an evening out for dinner or organise an aperitif with friends.
The property is divided into three apartments resulting from the restoration of old farm outbuildings close to the main house where the owners live. Traditional materials such as wood, terracotta and stone were used in the renovation carried out to maintain the building's rural and peasant origins. All the apartments overlook a wooden porch on one side, where you will have your own private space equipped with table and chairs to spend the cool summer evenings at dinner or with your family or friends.
In the large, green garden you will have a practical barbecue and a table tennis. The swimming pool in common use is located at the back of the building (size 6x12 m, depth 1.40 m - open from 10 May to 15 September) and is completely fenced. Laundry and ironing facilities in a common room.
