Comfortabel vakantieappartement gelegen op circa 2 km van zee bij Castiglione della Pescaia, een karakteristieke plaats aan de Toscaanse kust. Het huis heeft , ten opzichte van de kust en de zee een verhoogde en panoramische ligging, en is voorzien van een mooi terras en een tuin waarvandaan men kan genieten van een prachtig uitzicht en van de maaltijden in de open lucht met uitzicht op zee. Binnen is het huis gemeubileerd in een eenvoudige maar functionele stijl. Het appartement beschikt over 2 slaapkamers, 1 badkamer en over een mooie woonruimte met toegang naar het panoramische terras.
Het appartement ligt op de helling van een heuvel en om het huis te betreden vanaf de parkeerplaats moet men een aantal traptreden omhoog. Als alternatief kan men het huis ook van bovenaf bereiken en daalt men enkele trapreden .
De belangrijkste plaatsen van de Toscaanse kust, zoals Castiglione della Pescaia, Punta Ala, Follonica en Monte Argentario zijn makkelijk bereikbaar met de auto en een bezoek waard.
Ter beschikking van de gasten: panoramisch terras, tuin, barbecue. Parkeerplaats.
Afstanden: de zee ligt op circa 2 km, Castiglione della Pescaia (met allerlei winkels) op 2,5 km, Punta Ala op 22 km, Piombino op 50 km )veerdiensten naar het eiland Elba), Monte Argentario op 65 km (veerdiensten naar het eiland Giglio en Giannutri), Montalcino op 80 km, Siena op 100 km, Pisa op 135 km.

Begane grond: ingang in de lichte woonkamer met eetgedeelte en toegang tot het gemeubileerde panoramische terras, keuken (oven, koelkast, vaatwasser, wasmachine), slaapkamer met tweepersoonsbed, kleine slaapkamer met 2 eenpersoonsbedden, badkamer met een klein bad.

Ottima posizione con splendida vista mare e temperature notturne ideali per dormire anche senza aria condizionata.
Area circostante molto silenziosa (fatto salvo il cane del vicino "cafone" che a tratti, in sua assenza, era veramente insopportabile).
C'è un altra casa vacanza al piano inferiore ma se siete fortunati e trovate persone per bene (come è capitato a noi) tale presenza non arrecherà alcun disagio.
Molto bella, ampia e luminosa la sala. Bella la camera matrimoniale. Un po' piccola la camera dei bambini. Ideale per famiglie (2 adulti e 2 ragazzi). Alcune parti della casa mostrano inequivocabili il segno del tempo, ma questo non ne pregiudicano la fruizione. In altri casi riscontrati ci sarebbe solo bisogno di un po' più di manutenzione. La doccia intera è molto piccola e scomoda per gli adulti. Cè anche una doccia esterna che però offre poca privacy. Dotazione della cucina migliorabile e la stanza risulta purtroppo molto calda; cucinare nelle giornate della nostra permanenza (luglio) è stato possibile solo al mattino presto.
Parcheggio privato molto comodo e protetto dal sole. Per salire alla casa occorre fare qualche rampa di scale a piedi nel giardino esterno. Quest'ultimo è purtroppo abbastanza arido e poco fruibile. Non lo abbiamo infatti mai utilizzato, prefendo di gran lunga l'uso della terrrazza. In generale siamo rimasti molto soddisfatti della sistemazione.

Very quiet surrounding area (except for the dog of the neighbor who at times, in his absence, was really unbearable).
There is another vacation home on the lower floor but if you are lucky and you find decent people (as we have) such presence will not cause any inconvenience.
The room is very beautiful, large and bright. The master bedroom is beautiful. The children's room is a bit small. Ideal for families (2 adults and 2 children). Some parts of the house unequivocally show the sign of time, but this does not affect its use. In other cases found it would just need a little more maintenance. The whole shower is very small and uncomfortable for adults. There is also an outdoor shower which offers little privacy. Kitchen equipment can be improved and the room is unfortunately very hot; cooking in the days of our stay (July) was only possible in the early morning.
Very convenient private parking protected from the sun. To go up to the house you need to walk a few flights of stairs in the outdoor garden. The latter is unfortunately quite dry and not very usable. In fact, we have never used it, preferring by far the use of the terrace. We were generally very happy with the accommodation.
