Palazzolo Alto is a beautiful villa on the edge of the tiny village of Palazzuolo, located in the area north of Monte San Savino. It has always been the natural border between the provinces of Arezzo and Siena, two of the most important cities in Tuscany, equidistant from the villa and easily reachable in about 30 minutes driving. Moreover, if you like cycling or if you love motorbikes, the road between Monte San Savino and Siena offers beautiful views and breathtaking landscapes.
In Palazzolo Alto you will find a large, panoramic garden. On hot summer days you can relax on the sun terrace of the private swimming pool (size 6x12 m, depth 1.00-1.40 m, completely fenced - open from 15 May to 30th September) and enjoy a refreshing dip. The barbecue in front of the large porch is great for delicious meals with your family or friends, or if you prefer you can enjoy a good Tuscan dinner cooked by one of our chefs. The villa is spacious and well furnished with local antiques.

Casa Felice overlooks from a "hillock" in the hilly territory between the towns of Lucignano and Rigomagno, characteristic medieval villages between the provinces of Arezzo and Siena. Lucignano, one of the most characteristic village in the Valdichiana, with shops and services of all kinds, is easily reached on foot. The walk to the imposing elliptical walls of the small town is one of the things that our customers always tell us with enthusiasm. The olive trees, the small road on the hill that goes up and once in the village the characteristic cafés among the paved alleys, where you can always taste an ice cream or a glass of good Tuscan wine.
Casa Felice is the ideal place for families and groups of friends. In the large garden shaded by a huge centuries-old oak and olive trees there are the swimming pool (size 9x4 m. - depth 1,50 m. - open from 01st May to 30th September) the barbecue, tables, chairs and umbrellas. Here you will really escape from everyday life, to spend an uninterrupted time with family or friends. Your small four-legged friends are also welcome (extra charge could be required).
Casa Felice offers all the necessary features for a relaxing holiday tanks to the nice furniture and the many amenities inside the house. On the ground floor there is a rustic and cozy kitchen, with old pots and pans hanging on the wall, which contributes to make the rustic atmosphere of the villa even more authentic. Its name, like the bird from which it comes (the Phoenix), summarises the symbol of rebirth; and this comparison is more than appropriate considering the origins of Casa la Fenice which, from a simple country farmhouse, has been transformed, reborn, into a splendid Tuscan residence, after having undergone an important renovation which the owner was particularly keen to do, and which bears witness to the sentimental bond with these walls. We are in a lesser-known, but extraordinarily beautiful, corner of Tuscany, where the contrast, between the verdant hills and nature reserves of Berignone and Monterufoli-Caselli and the wonderful lunar landscapes endorsed by the Valle di Diavolo, stands out: with all its enchantment it offers surprising glimpses of nature manifesting itself with all its strength, giving almost an air of veiled mystery with the geothermal vents in the background. The original stone left exposed on the internal walls, the beams and terracotta of the ceilings, the bright air-conditioned rooms, each with private bathroom, and the panoramic terrace on the first floor are just some of the strong points of Casa La Fenice, where the cosy living area on the ground floor with the beautiful kitchen with marble worktop opens onto the outdoor living areas. All around, it is enveloped by a fenced garden enhanced by delightful dry-stone walls, fruit and olive trees, and embellished by numerous areas for breaks, relaxation and fun: the hydromassage tub, the barbecue area, the newly-constructed swimming pool and the numerous living and relaxation areas that will not betray the expectations of a dream stay. The house is located outside the town of Pomarance (about 1 km away), among the most representative borghi of the Alta Val di Cecina, with the Rocca Sillana dominating the natural beauty of this scenario from above. The location is perfect for enjoying privacy and tranquillity but also for exploring the splendid scenery of the Val di Cecina, a land of ancient borghi (Pomarance, Volterra, Montecatini Val di Cecina), numerous oases and nature reserves.
Interior:
Casa La Fenice has two floors connected by an internal staircase. A few steps lead to the main entrance on the ground floor. From here a staircase leads up to the first floor and a short ramp leads into the living area consisting of a spacious, well-equipped kitchen connected to the dining room; the rooms have direct access, through French windows, to the garden and are served by a bathroom with shower. Completing the ground floor are three double bedrooms with ensuite bathroom with shower, each with outside access and not communicating internally with each other. On the first floor is a double bedroom with a small balcony, a bathroom with a chromotherapy shower, a TV room with a double sofa bed and access to the terrace and, finally, the laundry room.
Park:
The park surrounding the house extends over a flat area of about 20,000 sq m and is completely fenced. The garden around the house has lawn areas delimited by dry stone walls and enlivened by bushes of aromatic herbs, fruit trees and a sea of olive trees. In this welcoming setting are a hydromassage tub (that can be available with extra cost and heated up to 27degreest) with adjacent guest bathroom, a lovely pool of water lilies, a wooden gazebo with table and relaxing sunbeds near the beautiful swimming pool, a barbecue area with wood oven and barbecue and a large portico with dining table in a convenient position at the exit of the kitchen. Past the entrance gate of the property is the parking area, close to the house entrances.
Swimming Pool:
The newly-built swimming pool lies in the garden in front of the living area exits just a few metres away and can be reached down a ramp with a few steps. The rectangular pool, measuring 5 x 10 m with a constant depth of 1.30 m, is lined in sand-coloured PVC and has chlorine purification, internal lights and Roman steps for access to the water. Surrounding the pool is the sunbathing area paved in stoneware with sunbeds, umbrellas and a cold-water shower. The pool is available from the last Saturday in April until the first Saturday in October.

Leaving the kitchen on the left, you come to a double bedroom with divisible beds direct outside access through a French window, and ensuite bathroom with shower and washing machine. From here you will be welcomed by a triumphant garden full of colour: beds of flowers, Mediterranean herb bushes, cypresses and centuries-old olive trees from Spain and Apulia. To complete the whole, a beautiful lawn with an attractive, fully-equipped swimming pool. Next to the pool there is the children area. In the heart of Tuscany is a small, little-known valley which few people visit but which is of great artistic and natural importance: the Valdambra which, with its wooded hills, charming old villages and precious remains of towers and castles scattered throughout the territory, lies between the ridges of the Chianti hills and the upper Valdarno, along the course of the river Ambra and cutting through the border between the provinces of Siena and Arezzo. In this picturesque setting, just a short walk from Bucine the most important town of the valley, we find Casale la Splendida, an old rural house which is the ideal place for those wanting to explore the most authentic Tuscan-ness that these charming places express and retain. The interior of the house, brought to new life by renovation in full respect of the original plan, is particularly well-finished and elegant, with exquisite fireplaces in the living areas and refined pieces of furniture that create a warm and cosy atmosphere, full of comfort and functionality. The wide green outdoor areas, the portico with lounge area, the veranda with wood stove and dining area and the large pool all combine to make it a great destination for groups of friends and families with children who love nature and the relaxed atmosphere offered by the countryside. This destination will be ideal for exploring the beautiful area around Bucine, rich in vineyards, olive groves and woods, along which meander numerous CAI (Club Alpino Italiano) hiking or mountain biking routes. The main towns of Arezzo, Florence and Siena, as well as the prestigious areas of Chianti, of the Crete Senesi and of the Val d'Orcia with their picture postcard scenery and their old, enchanting borghi, are all within easy reach. The house has two floors. The main entrance on the ground floor opens through a French window from the portico into a small hallway communicating with a large welcoming living room on the left, with the study/reading room and with the dining room which is, in turn, connected to the kitchen and to a short corridor (with laundry and bathroom with hydro-massage shower) which ends at the veranda with table and chairs, stone sink, oven and hob. The French window of the veranda (with mosquito netting) opens out to the external dining area, located on the side of the pool. All the ground floor rooms have French windows connecting the interior with the outdoor areas, in particular from the living room leading directly out to the portico and the external dining area. On the first floor is the sleeping area, consisting of three double bedrooms, two with ensuite bathrooms (one with hydromassage shower and tub and the other with hydromassage shower), two twin bedrooms (one with joinable beds) and, finally, a bathroom with hydromassage shower. Park:
Casale La Splendida is set in an estate of about 3 hectares with wooded areas and areas cultivated with olive trees that produce an excellent extra virgin olive oil. From the entrance gate a short driveway lined with cypress trees takes guests to a large parking area and, from here, a short walk along stone paving leads to the main entrance and the surrounding areas. The garden around the house, with typical shrubs, borders of herbs and various colourful flowers (geraniums, roses, lavender bushes, aloes and succulents), is a peaceful green oasis in which to better appreciate the calm atmosphere of the Tuscan countryside. In front of the house are extensive olive groves where you can stroll around while at the back are the outdoor living areas: a large stone-paved area with gazebo and set up for outdoor dining which forms a single open environment with the veranda and pool, plus a large well-kept lawn bordered by low hedges. In a brick structure next to the dining area is the barbecue while the wood stove is to be found on the veranda. Swimming Pool:
The pool, easily accessible from the portico and from the veranda, stands in the beautiful garden surrounded by a large area of lawn and bordered by lavender bushes and roses that separate it from the wooded area. About 10 m from the house, access to the rectangular pool is via Roman steps. It measures 14 x 7 m with the depth at the edge 1.40 m and increasing to 2.80 m in the centre. It is lined in PVC, with whirlpool jets on one side, spotlights for night lighting, chlorine purification and hot and cold-water shower. Down a few steps is a changing room, a bathroom and two showers. Around the pool is a pleasant sunbathing area paved in stone and surrounded by lawn areas, provided with elegant sunbeds, deckchairs and a wooden gazebo. The swimming pool is available to guests from the last Saturday in April to the first Saturday in October.

Villa Pietro is a contemporary villa located a few steps from the beach of Nisporto, on the northeastern coast of the Island of Elba. Immersed in a panoramic setting between green hills and a beautiful view of the sea, the villa offers an ideal environment for a vacation with friends. Recently renovated, it has a minimalist and bright design, with white walls, clean lines and modern furnishings. The interiors are spread over two independent floors connected by an external stone staircase, with open space living areas, kitchens on both levels and five bedrooms. The outdoor spaces are designed for relaxation and conviviality, with panoramic terraces, a porch with dining and sitting area, pizza oven and barbecue. The heart of the garden is the infinity pool overlooking the bay. The location allows you to easily reach the beach and the services of Nisporto, while the historic town of Portoferraio is a few kilometers away by car.

Podere Il Chiesino has two floors. The main entrance on the ground floor leads into a large dining room. To the left is the large, modern and well-equipped kitchen with outside access. To the right of the entrance is a small sitting room with fireplace and TV. From here you then continue to a double bedroom, with direct access to the garden, and, on the opposite side, to a hallway with a handy wardrobe and a bathroom with shower serving the ground-floor bedroom. Next to the bathroom is a technical room with laundry area. Returning to the sitting room, you come to the beautiful, glass-enclosed veranda, facing the pool, with a nice dining table and sitting area. The main entrance, located at the back of the villa , leads into the living room which is connected to the kitchen. It is composed by a sitting/dining area with ornamental fireplace and two single sofa . Three large French doors lead outside to the wide well- equipped portico stretching into the front garden. From the living room, an arched corridor conducts to two double bedrooms with en suite bathroom with shower and direct access from the outside. This area also comprises a veranda hosting two single joinable beds, one additional double bedroom and a bathroom with shower with double access. Il Fitto consists of the main house and an annex about 15 m away. MAIN HOUSE. On the ground floor, just past the entrance door, is a large living room consisting of a study corner, lounge and dining area, connected to both the kitchen and the outdoor living area. The floor is completed by a guest bathroom. An internal staircase leads up to the first floor (also accessible by an external staircase), consisting of a double bedroom with en-suite bathroom with hydromassage tub, a double bedroom served by a bathroom with shower, two double bedrooms which share a bathroom with shower. Park:
Il Fitto is part of a winery that extends for about 30 hectares. The park of the property, which spreads around the house and is for the complete and exclusive use of the guests, measures approximately 3000 sq m and is bordered for the most part by the vineyard. It is mainly flat, with lawn areas, enlivened by roses, olive trees, bushes of herbs and fruit trees, and a large loggia that extends out from the French window of the living room. The loggia contains a seating area and dining table covered by large umbrellas, with a stone barbecue. The parking area is located just after the entrance gate of the property, a few steps from the house and annex.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool, open from the last Saturday in April until the first Saturday in October, is located on one side of the house, in a slightly higher position and is reached via a short ramp or a walkway, just 15 m away. It measures 7 x 12 m with a constant depth of 1,20 m. Lined in clear PVC, it has chlorine purification, lighting and Roman steps for access to the water. The pool area, in terracotta paving and lawn, is completed by a shower, sunbeds, small tables and umbrellas.

Pozzonovo is an old farmhouse divided into 3 comfortable apartments and is the result of the skilful and careful renovation of a stone building. The three units have independent entrances and in the garden their own area equipped with a table, chairs, sun umbrella and barbecue, perfect for enjoying your meals in the open air.
You will find the farmhouse immersed in the Valdichiana countryside and, at the same time, close to the village of Castiglion Fiorentino, which can be easily reached on foot with a walk of about 1.5 km. From the railway station in Castiglion Fiorentino it will be easy to travel by train for day trips to Florence, Rome and other interesting cities in central Italy.
We advise you to immerse yourself in the life of the small village, its shops, bars and restaurants; you will get a glimpse of country life that still harks back to ancient traditions and customs.
The stone walls, wooden and brick ceilings and simple but comfortable furnishings give the apartments a special charm. You will immediately feel at home, welcomed by a warm atmosphere and by Mrs Rita, the owner, who is always ready to assist her guests in times of need.

The three-storey villa stands on sloping ground, thus allowing outside access from both the ground floor and from the basement at the back of the structure. The main entrance on the ground floor leads into a spacious fully-equipped kitchen with dining area and large antique fireplace. From here a short hallway leads to an elegant dining room and to a double bedroom with divisible bed and additional single bed. Along the staircase leading up to the first floor and down to the basement are two intermediate levels: a single bedroom (accessible up a few steps), a study/games room (with double sofa bed) and a guest bathroom. The sleeping area is completed on the first floor with two double bedrooms, each with a balcony, and served by a bathroom with whirlpool shower. Also on the first floor are two panoramic terraces, of which one is furnished with armchairs and coffee table. At the back of the house, on the basement level (the same level with the living room with living area and games area and kitchen annex), are the outdoor areas near the swimming pool: a lounge for relaxation and a dining area with barbecue protected by a large umbrella. Swimming Pool:
The pool, completely enclosed with an access gate, stands in a panoramic position at the back of the villa, which is a few metres away, on the same level as the basement with the outdoor dining area. Rectangular-shaped and measuring 6 x 10 m with a constant depth of 1.55 m, it has a stone border and is lined in light-coloured PVC. It has a metal ladder for access to the water, internal lighting and chlorine purification. The area around it, in teak and stone, is provided with sunbeds, umbrellas and a comvenient cold-water shower. The pool is open from the last Saturday in April to the first Saturday of October.

The very large house is divided into two parts: one is occupied by the owners, and the other, with a private garden, is occupied by Casa Luigi.
The garden, spanning over 1,000 square meters, features a private swimming pool (8 x 4 meters, 1.4 meters deep, with a waterfall and salt water purification), a tennis table, a gazebo, relaxation areas, and a barbecue.

Torretta is a splendid antique property, located on the top of a nice hill next to the Medieval town of Cortona. Being surrounded by oak-trees and olive-trees, you can appreciate the Tuscan country side. What makes the property unique is, on one side, it's splendid panoramic position overlooking the entire Valdichiana valley, and on the other, the circular tower with a roof made of stone tiles built in the 16th century, which through the ages has been transformed into a windmill. Interior
The country house made out of stone, has a characteristic external loggia and is divided into two levels. On the ground floor you will find the small kitchen, which overlooks the well kept garden and offers you a wonderful view. From the kitchen one has access to the spacious dining room, with a big stone ornamental fire-place and equipped with antique furniture, that is extremely functional. The living room has an ornamental fire-place, sofas and TV, are inserted in an ambience with large wooden beams and big windows that enable you to admire the panorama. On the same floor you'll find two bedrooms which are comunicating (one double and one twin), both with an adjoining bathroom. Both the double and the twin have direct access into the garden, but can not be accesed from the outside of the property. A characteristic loggia, can be reached by a beautiful stone staircase, accessing the first floor. This floor is made up of comfortable living room you will find a large ornamental fire-place and curious niches in the walls. It is relaxing and comfortable at the same time decorated with typical Tuscan colours and ardent terracotta pavement. From the living room there are two double bedrooms with wrought iron beds and antique wardrobes, one bedroom has an en-suite bathroom and the other bedroom has an adjacent bathroom. TOWER: The tower has a round form and still preserves pieces of stone pavement and characteristic spiral stairs. At the ground floor you will find a tiny reading-room and a delightful bathroom. By taking the spiral stairs you can enter the master bedroom. This bedroom has very old embrasured windows, an original wardrobe and an iron bed.
