Villa Il Pozzo is a haven of tranquillity, located on a low hill with a wonderful view over the Arno valley. Its position is an excellent starting point for trips to the many places of interest that this corner of Tuscany offers, with its rich artistic and historical heritage: Florence, Cortona, Siena and the Chianti region are just a short distance away.
The villa itself is a typical farmhouse, dating back to mid.18th century, which perfectly preserves the charm and the original architectural characteristics of the so called “leopoldine” houses, built in the Tuscan countryside during the reign of Grand Duke Pietro Leopoldo of Lorena. It has recently been restored and transformed into a comfortable country mansion surrounded by a 9 hectare estate in the middle of an environmentally protected area.
Train line 300 mt from the property.
At guests' disposal:
About 1 hectare around the house is fenced and used as a garden with a wide parking area at the back of the main house, from which there is a lift to the first floor.
The large swimming pool (14 x 7 m , depth 1 - 2,5 m , open from 01 May to 30 September - salt water system) located on the lawn in front of the house enjoys full sunshine from dawn to sunset and is equipped with deck chairs and beach umbrellas as well as hot/cold shower and night lighting.
Outside there is also an ancient wood-burning oven, which the guests can use.

ON REQUEST, extra space is available in 1 of the 2 smaller buildings (1 kitchen, 1 double bedroom and 1 bathroom with shower) located a few mt from the villa. The second smaller building is not in use.

Villa Il Pozzo is situated in the heart of the Aretinian Valdarno, 16 kilometres from Arezzo, 65 from Florence, 57 from Siena and 20 km from the two nearest exits on the Autostrada A1 (either Valdarno or Arezzo).
The nearest airport is Florence , about 1h. 20 min. away by car, whereas Rome and Pisa airports are about 2 hours away.
Laterina is at 2 km.

Villa of 500 sqm
The unit is spread over 3 levels, ground floor first and second floor.
On the ground floor there is a laundry room with washing machine, iron and iron board, lift that leads to the first floor.
The first floor is accessed by a stone staircase and a lift.
On the first floor there is a large living room of about 110 sqm with a large fireplace on the side (not working); it is equipped with sofas and armchairs and a heated billiard table.
3 double bedrooms of about 30 sqm each, 1 bedroom with 2 twin bed (convertible into double), 1 double bedroom + 1 double sofà-bed, 3 bathrooms ( two of which with sink, toilet, bidet, bathtub and shower in masonry; the third with sink, toilet, bidet and shower).
The large kitchen has a surface of 60 square meters and is equipped with a large rectangular table for 20 people, a masonry fireplace, a small oven, an electric oven, gas stove, dishwasher, fridge and freezer.
From the kitchen you access the external loggia, also of about 60 sqm, where there is a large round table for outdoor dining.and a panoramic loggia of approx. 60 sqm.
From the living room with a wooden staircase leads to the upper floor where there is 1 double bedroom of 60 sqm with private bath ( it is separated by a curved wall about 2 metres high, is equipped with sink, toilet, bidet and a large shower of masonry).
