Naarmate de lente dichterbij komt, kijken velen uit naar de bloei van bloemen en, hoewel dit misschien niet de eerste plaats is die in je opkomt als je denkt aan beroemde plekken om te genieten van de lentebloei, Toscane is eigenlijk een ideale plek voor diegenen die graag door tuinen dwalen en lekker willen genieten van de geuren en kleuren van de lente. Sterker nog, er zijn veel spectaculaire tuinen die verspreid liggen over de hele regio, waarvan vele voormalige lusthoven die ooit deel uitmaakten van de landgoederen van de edelen die hun rijkdom gebruikten om het platteland, steden, kerken en musea van Toscane te versieren met ongelooflijke gebouwen, verbluffende kunstwerken en magische dingen die door mensenhanden zijn gemaakt. Accommodatie Broccolo is een fraaie stenen woning (300 m2) met air conditioning, WiFi internet en privé zwembad. De woning is comfortabel geschikt voor max. acht personen in vier slaapkamers en vier badkamers. Broccolo is 1 km gelegen van San Leonardo (Italië), en slechts 14 km van Lucca.
Wat Staat U Te Wachten
Dit mooie, vrijstaande huis biedt van een grote, vlakke tuin, volledig omheind en omgeven door bomen, waardoor Broccolo een ideale plek is voor gezinnen, de kinderen kunnen zonder gevaar buiten spelen. Het zwembad ligt op 50 meter van het huis, dicht bij een terras met barbecue en pizza-oven, ideaal voor avondmaaltijden. Aan de andere kant van het huis komt de comfortabele keuken uit op een veranda, ideaal om buiten te eten.
Wanneer u aankomt wordt u welkom geheten door de eigenaar of beheerder en vindt u een prachtige, schone en goed onderhouden woning met uitzicht over de heuvels perfect voor een rustige vakantie in Toscane. Na een drukke dag toeren kunt u de tijd doorbrengen met vrienden en familie bij het zwembad, en genieten van een glaasje wijn - een perfecte manier om te uitrusten aan het einde van de dag. Buiten zijn er ook een barbecue en patio. Dineren met vrienden en familie is een grote onderdeel van de Toscaanse cultuur. Maak gebruik van de goed uitgeruste keuken om maaltijden te bereiden met lokale producten terwijl u op vakantie bent. We had a brilliant stay in August 2025, with our three young kids (8, 6 and 4 years old). The house is beautiful, quiet, clean, well equipped and very nicely located 12 minute drive outside of Lucca. The pool is 1.2 metres deep at its shallowest - and is just lovely. There is air conditioning in the bedrooms but the rest of the house was a nice temperature despite it being 32-35 degrees during the day when we stayed.
Giovanni was there when we arrived and was available on WhatsApp should we have needed anything.

La villa è favolosa, curata con gusto nei dettagli, pulizia eccellente. Il giardino è bellissimo, grande, ordinato, la piscina è comoda, immersa nella tranquillità. C'è un supermercato a 3 minuti, farmacia ecc. È la vacanza da sogno. Speriamo di poterci tornare.

Das Haus ist sehr schön und bietet Platz und sehr gute Ausstattung für 8 Personen mit einem tollen grossen Pool (12*7 m). Das Anwesen is riesig und umzäunt und damit auch optimal für Urlaub mit Hund. Es liegt etwas oberhalb der Durchgangsstraße und ist damit nicht komplett leise, aber ich empfand es nicht als störend. Es ist prima gelegen um die Nordtoskana zu erkunden und auch zum Meer zu fahren. Obwohl Bushaltestelle in der Nähe würde ich es eher nicht ohne Auto mieten: um nach San Leonardo zu gehen müsste man am Straßenrand laufen.
Ein paar Details führen zum Abzug von einem Stern:
- unten war es anfänglich sehr feucht und deshalb vom Wohn/Schlafklima etwas unangenehm. Mit dem Trocknungsgerät wurde es besser
- Im kleinsten Doppelzimmer oben war die Matratze sehr hart
- bei Haus dieser Größe finde ich nur 3 klassische Sonnenliegen und 1 kleiner Schirm zu wenig. 4 Liegen sollen es mindestens sein und die Modelle mit Sonnenschutz für Kopf wären super
- sie sollten wieder den poolroboter in Betrieb setzen. Bei der Größe des Pools ist es mit dem Sieb etwas mühsam und was am Boden ist bekommt man so kaum raus.
- was uns am meisten gestört hat war die Qualität des Internets, vor allem Livecalls am nachmittag waren schwierig

A lovely well equipped property, in a fabulous setting, with a traditional feel, that just makes you feel at home straight away. The pool and its surroundings are beautiful, we spent a lot of time there just relaxing, which after all is what a holiday is all about. Getting to ‘know’ what is a surprisingly big property takes a little time partly because our friendly Italian host and his son appear to speak no english so unless your Italian is exceptional any questions about the house, how it works or where things are will have to be done through google translate.
Every property has some quirks and this one was no exception so these comments are really of a minor nature and for the owners to consider whether they wish to address them. There is only air conditioning in the bedrooms, so working out how to keep the house cool takes some time. Some electrical sockets take normal 2 pin European plugs or adaptors but a number are 3 pin which is unhelpful. The TV satellite channels had no signal. The wifi code is incorrect in the ‘House’ book, it’s actually the number code on the back of the router. The washing machine (which is down some outside stairs in the boiler room) had an electrical fault which meant if you touched the drum it gave you an electric shock! We definitely needed google translate to explain that one. Finally take some good mosquito spray they can be a problem if you have sensitive skin.

The house was very clean. There are limited supplies in the kitchen so you will need to make sure you buy some. The pool is unheated so can be refreshing in cooler months.

We stayed at Broccolo in August 2022. There were six in our party (aged between 24 and 59!). The villa was originally booked for August 2020 but had to be moved due to COVID. EasyReserve were helpful in arranging this and the agents in Italy itself were very helpful nearer the time.
The villa itself is delightful and the pictures provided give a true representation. It is a rustic villa and to be fair we spent most of our time outside as the grounds and pool are delightful and very well maintained.
The bedrooms are all air conditioned apart from the one in the basement - the basement room is very large and has a private seating area but is quite dark.
The villa was cleaned twice whilst we were there - we had not expected this - and the cleaner was very friendly. Neither the owner nor the cleaner spoke much English. The owner met us when we arrived and we had to provide a !000 euro security deposit in cash. To be honest this was a bit of a pain as it had to be cash which meant we had 1000 euros in cash on our return journey. However we were aware of this when we booked the property and the money was retuned to us with no issues.
We did not have a car whilst we were there. This was our choice. We did not want to have to drive a big people mover. Instead we used the services of a 'tour' driver. His name was given to us by the letting agent in Italy and he was excellent (Francesco - Just in Case). We went to Pisa and Lucca with him on day trips, he took us to a wine tasting farm for an evening (Fattoria Al Dotto - excellent value and fun) and we also had two nights out for meals in Lucca. Taxis are not cheap - mind you neither is car hire - however we still spent less on taxis than we would have with a car.
There was a supermarket 1km from the villa (door to door) and we went down every day to this. There is also a cakeshop and a pizzeria in the village. We used both. The main road is quite busy but after 500m from the house there is a pavement and we did not find the walk onerous.
ON reflection a car would give you greater flexibility to explore the countryside during the day but we were quite happy pottering around the villa and walking to neighbouring villages.We could not have used the car on an evening anyway as we all wanted to drink.Zou u deze woning aanbevelen aan een vriend? Fantastic house set among the Tuscan hills with great views. The house is large enough to accommodate a family of 7 comfortably, and is well equipped to ensure your stay is a great experience.
There is a barbecue area & pizza oven in the back garden with a good seating area as well as a under cover patio area at the front of the house- both very versatile.
The pool is a good size and is surrounded by a really large garden in fact it was such a good pool we spent more of our time just enjoying lazing around than we did sight seeing. I would thoroughly recommend this house, it is near to a good supermarket and it is very easy to visit places such as Florence, Pisa and Lucca which was about a 20 minute drive.Zou u deze woning aanbevelen aan een vriend? Das Haus und Garten sowie Pool sind super und entsprechen der Beschreibung. Der Verwalter/Hausmeister spricht nur italienisch und nicht ein Wort englisch oder deutsch! Dadurch ist keine Einweisung in die Bedienung Poolreinigung Klimaanlage oder Müllentsorgung möglich. Nicht einmal die Abreisezeit könnten wir richtig klären da wir ja noch die 1000 Euro Kaution zurück haben wollten. Er hat sich auch nicht einmal um den Pool gekümmert! Das Haus wurde 2x die Woche gereinigt und einmal die Wäsche gewechselt. Allerdings nicht die Pool Handtücher. Alles in allem war es sehr schön, aber einen so leidenschaftslosen Verwalter haben wir noch nicht erlebt.

This is a lovely villa, where a group of 5 adults and 1 child spent a week in the sunshine. The villa and pool were better than we expected and the owner was helpful and attentive. The villa was cool and accommodating and the pool was large and clean. We would have liked to stay all summer! Through the booking agents we arranged for a chef to cook a meal for us one evening. This was the highlight of the week. In the large garden there was a pizza oven which we used for perfecting our pizza making techniques. We also visited the goats and chickens which were in a separate part of the garden. Would recommend this villa for an authentic Tuscan experience. The villa was cleaned for us twice during our stay and on our departure. There were Hoopa birds flying around. Lucca is a very interesting place to visit with restaurants, icecream shops and bike hire all available.

The property is exactly like the photos - beautiful! In addition to being immaculately clean, it was close to a grocery and centrally located. It was also very close to Lucca, which ended up being our favorite town.

The villa was spotless and well equipt. The bedrooms were spacious and had much welcomed air conditioning. We didn't do much sightseeing as the villa was such a peaceful haven, but its location was just a short drive to both Lucca and Pisa. A really lovely villa set in beautiful grounds which surpassed our expectations.

This property was just as beautiful in real life as the pictures show. In face, I think it was even better. The villa was immaculate. The grounds were beautiful. And the owner, Armondo, was charming. It is evident that Armondo has put a lot of work into making this villa so wonderful. We all enjoyed our stay very much.

We spent one week at villa Broccolo at the end of september. The villa itself met our expectations fully. The villa is well equiped, very clean (a cleaning woman called in twice during our stay)and the garden and pool area is just beautiful.
The owner is a really nice and very helpful man, even though he does't speak any english (nether we any italian).
The location is very handy as it it situated in a small village but still extremely quiet.
The only downside was the mosquitos. I am not sure if it was the time of the year or a general issue. But be well prepared...

Broccolo presented much better than the pics on the website illustrated. It is located in a very impressive setting. The amenities are good, though aircon is a must during July and August our night were very uncomfortably hot and stifling. Mosquitoes are definitely a deterrent to enjoying the outdoors at night. A lovely holiday overall.
