Stone farmhouse on the border between Umbria and Tuscany. Villa Val di Rose is an ancient stone farmhouse located on a panoramic position in the green hills at the border between Umbria and Tuscany, only a few km away from the characteristic village of Lisciano Niccone. Lisciano Niccone has really old origins, in its vicinity even some Etruscan remains were found and today there are restaurants, shops and services.
Lake Trasimeno and the surrounding countryside. Only a few km away the typical villages overlooking the Trasimeno Lake such as Tuoro and Passignano, nice places to visit during the hot spring and summer days. The surrounding countryside resembles a green amphitheater that surrounds the lake in almost all its surface, and it is in these lush hills that we find Villa Val di Rose.
Covered and heatable swimming pool and villa’s facilities. Around the villa a large and green, completely fenced, garden, with a beautiful pool (size m. 6x12, depth m. 1,10-2,40), equipped with sunbeds, sun umbrellas and patio. On request and paying an extra, the pool can be covered with an extendable cover and heated, to be used even during the less hot seasons. Villa Val di Rose consists of 2 independent apartments, well furnished, welcoming, comfortable and connected only by an external staircase. On the first floor there is a large kitchen and a beautiful balcony with pergola, table and chairs, perfect for eating in the open air. At guests disposal barbecue, covered car spot, Wi-Fi access, satellite TV, telephone line, washing machine and dishwasher. The villa can be reached through a 3 km long, unpaved road in the woods, well maintained but not recommended for sports cars.
On arrival day the owner will offer the customers a small welcome dinner.

Beschrijving Interieur

The villa is made of 2 independent apartments connected only by external staircase.
GROUND FLOOR: entrance on wide living-dining room, kitchenette and bathroom with shower. From the living room, going up some steps we find a double bedroom with French window overlooking the pool, a twin bedroom and a bathroom with shower and bathtub.
Laundry room and small bathroom for pool service (WC and washbasin).
FIRST FLOOR: with access through external staircase with loggia equipped with table and benches, living-dining-room with wide kitchen corner, access to a large panoramic balcony with view on the pool and pergola equipped with table and chairs for outdoor meals. Two double bedrooms, twin bedroom, bathroom with shower and bathroom with bathtub.
EQUIPMENT: fridge with freezer compartment (2), oven (2), dishwasher (2), microwave, moka coffee maker, filter coffee maker, lemon-squeezer, toaster (2), kettle (2), mixer, satellite TV, iron and ironing board, Wi-Fi Internet access, high chair, washing machine, mosquito nets, paddle fans in the rooms and in the living rooms, barbecue, covered car spot, covered and heated swimming pool (on request).
