This house is beautiful; comfortably and attractively furnished. It has a lovely pool and beautiful extensive countryside views, wonderful sunsets whilst we stayed, and very quiet.
A lovely villa excellently furnished. A good base to explore Florence and Lucca (a beautiful city) and with each access to local shops and restaurants.
Fabio was very helpful throughout our stay.
Elena en Simone waren bijzonder lief en gastvrij. Het huis met omliggend terrein smaakvol ingericht.
Wij werden ontvangen alsof we al jaren vrienden waren.
Ze hebben een speciaal plekje in onze harten.

We were welcomed as if we had been friends for years.
They hold a special place in our hearts.
The first thing that hits you on arrival is the view, it is everything we expected from our Tuscan retreat. The apartment is spacious, functional and clean. There is plenty of storage and more than enough room for 2 people. As this is a studio apartment there is no washing machine or oven, only 2 hobs, but we knew this before we arrived and it worked for us. The terrace area is amazing with views to die for. There is plenty of room with ample seating and a discreet washing line to dry off towels etc.
The swimming pool and grounds are excellent, kept so well maintained and clean. The swimming pool is lovely and so peaceful. As there are only 3 apartments there is always plenty of room, there are 3 sets of sunbeds with umbrellas and tables and chairs. Each apartment has its own gated entrance and allocated parking space, so if you have a car it's no problem.
The accommodation is a short walk from the entrance of beautiful San Gimignano and the local supermarket. However, it is quite a steep hill and maybe something to keep in mind if you have limited mobility.
We would ABSOLUTLY recommend this accommodation. The welcome, view and facilities are excellent. Don't miss this opportunity to experience a perfect Tuscan break.
Lastly but probably the most important thing is the family who welcome you with open arms and are there to assist with anything you need. Massive thanks to Franco and his lovely family.
Posto favoloso, immerso nel verde e con una vista mozzafiato sulle crete senesi e sulle dolci colline toscane. Siamo stati in 12 in questa villa riservata tutta per noi, con piscina e doccia esterna, barbecue, tavoli da esterno, lettini, per poter godere della tranquillità del posto e della natura circostante. I tre appartamenti sono curati nei minimi dettagli e dotati di ogni comfort per un soggiorno perfetto.
Ringraziamo Riccardo e sua moglie per la loro ospitalità e piena disponibilità a soddisfare ogni nostra esigenza.
Consigliatissimo, torneremo!!
[English translation courtesy of Easy Reserve] A fabulous place, surrounded by greenery and with a breathtaking view of the Crete Senesi and the rolling Tuscan hills. Twelve of us stayed in this villa, all to ourselves, with a pool and outdoor shower, barbecue, outdoor tables, and sun loungers, allowing us to enjoy the tranquility of the place and the surrounding nature. The three apartments are meticulously maintained and equipped with every comfort for a perfect stay.
We thank Riccardo and his wife for their hospitality and complete willingness to meet our every need.
Highly recommended, we'll be back!!
Alles ist schön und gut, wenn nicht das Problem mit dem Müll wäre. Wir sind mit dem Sortieren des Mülls einverstanden, aber dass man selbst die Container mit den Tüten vollen Müll jeden Tag (jeden Tag was anderes) an den Straßenrand stellen soll...ist schon was eigenartiges... Besonders, weil die Container schon hinter dem Haus stehen. Man sammelt dort den sortierten Müll. Dazu kommt, das der Gastgeber ist zwar sehr nett und freundlich, spricht nur Italienisch und konnte nicht erklären, wie man es machen muss.
Das Bellen vom Hund (der Gastgeber hat ein Hund) geht manchmal auf die Nerven. Es fehl ein richtigen Wohnzimmer mit einer Couch und einem Fernseher (ein kleiner Fernseher 40cm ist in der Küche - laufen nur italienische Programme).
Sonst ist alles gut und die Preisleistung-Verhältnis stimmt!!! Vielen Dank für den schönen Urlaub!!!
[English translation courtesy of Easy Reserve] Everything would be fine if it weren't for the garbage problem. We're okay with the garbage sorting, but having to put the containers full of garbage bags (different ones every day) out at the curb yourself every day... is a bit strange... especially since the containers are already behind the house. You collect the sorted garbage there. On top of that, the host, although very nice and friendly, only speaks Italian and couldn't explain how it's done.
The barking of the dog (the host has a dog) is sometimes annoying. There's no proper living room with a couch and a TV (there's a small 40cm TV in the kitchen - it only shows Italian channels).
Otherwise, everything is good and the price-performance ratio is right!!! Thank you for the wonderful vacation!!!
The family who owned the villa really made us feel welcome and were very kind. Although we enjoyed our stay there were a few things that would have made our stay perfect.
The bedroom upstairs, the bathroom would have been perfect If moved to where the spare bed was located. This reason is the height wasn’t high enough and we kept banging our heads.
The sofa had a big tear in it that wasn’t nice to see especially as the room was lovely it spoilt the look of it.
The gardens needed to be kept short due to the bites we all received! And some of the sun beds were broken. We were not also aware the owners actually lived below and we were conscious of how late we sat outside for in the evenings!
That said we would happily return if these minor details were corrected.
Wij hebben genoten van een heerlijke vakantie bij gastheer Massimo! Hij weet als geen ander mensen met elkaar te verbinden door 2x per week voor zijn gasten te koken. Hier hebben wij ook steeds aan meegedaan en het waren keer op keer fantastische avonden met mooie ontmoetingen. De entourage van het complex is geweldig. de authentieke sfeer van de boerderij is behouden. De rust (waarnaar wij ook op zoek zijn tijdens onze vakantie) is optimaal. Géén geluiden van verkeer (heeeeeel af en toe een vliegtuig). Een heerlijk zwembad met genoeg ligbedden. Een mooie plek van waaruit de interessante plekjes van Toscane Kortom makkelijk zijn te bereiken. Kortom een heerlijke vakantie gehad in Toscane!

We always joined in, and it was a fantastic evening every time, with wonderful encounters. The surroundings of the complex are amazing. The authentic atmosphere of the farm has been preserved. The peace and quiet (which we also look for during our vacation) is optimal. No traffic noise (just the occasional airplane). A lovely swimming pool with plenty of sunbeds. A beautiful location from which the interesting places in Tuscany are easy to reach. In short, we had a wonderful vacation in Tuscany!
