Nice location; luxurious furnishings; in warmer weather the pool looks very inviting;; ample room and more bathrooms thanyou can count; family was there to greet us upon arrival; #12 does not show up on gps, so look for it on the left side of the road when you come from the A1; minor irritation: only two clickers to the main gate, so have to coordinate closely with a larger group (
we were a group of 8); all in all, value-priced luxury; the town is a nice walk away and is worth a leisurely stroll.

Beautiful setting! The villa was not well equipped for immediate occupation. Plan on an immediate trip to the grocery for essentials. Wifi is available but it is a kilometer away at the reception area.

This villa is very convenient for day trips to cities in Tuscany (e.g., Florence, Pisa, Siena, Lucca, San Gimignano).
Our hostess met us as planned. Her English is quite good. She gave us the keys and explained how the stove worked. Parking is inside a gated area 50 meters from the entrance.
All bedrooms are ensuite. The ground floor bedroom was a bit cozy -- not much room between the bed and the wall. Our friends who stayed in the second-floor bedrooms occasionally heard road noise from a secondary road 50 meters from the back of the villa. The bathrooms are modern and reasonably well lit.
The kitchen was equipped with a stove, fridge, basic pots and pans, utensils, silverware, plates, cups and glasses. The electric tea kettle was convenient, but a microwave would have helped.
The common areas were roomy and comfortable. The patio includes a nice covered picnic table.
The 20-minute train ride into Florence is very convenient and comfortable. The train station is a 10-minute ride from the villa on the outskirts of Lastra a Signa.
We really enjoyed the wine-tasting near San Gimignano.
The washing machine didn't work at first, but the hostess got it fixed promptly. We couldn't find a supply of trash bags so had to use grocery bags. The bars in the closets were too high. The TV included many channels, but a list of channels that give news and weather in English would have been helpful.
